Remember, the impact is based on ASSESSED value (or "Residential Value"), not appraised value (or "Market Value").
Once you have your assessed ("residential") value, you can enter that total into the calculator below to determine the estimated impact of Prop S on your tax bill.
*Please note that this calculator provides information only about how your tax bill relates to the Wentzville School District. Other taxing entities (Police, Fire, Ambulance, etc) may also contribute to your total tax bill.
To determine just how much your tax bill will increase, follow these directions:
Visit the St. Charles County Assessor's website;
Click on "Real Estate" and then "Property Database Search" to enter your home address and find details about your assessed value;
Locate your property address and click on "Details" on the right;
Scroll down to "Assessed Value"
Locate "Residential Value" - THIS IS YOUR ASSESSED VALUE
In the Property Tax Calculator form, enter your "Residential Value." This is NOT how much you think your house is worth. If you enter appraised or sale values, you will greatly overestimate your taxes. The Assessed Value (or "Residential Value") number is 19% of your "Total Market Value" and comes directly from the St. Charles County website. Using the correct assessed value will give you an accurate estimate of how the passage of Prop S will impact your property tax bill.

"Current Tax Bill" is calculated using current Wentzville School District total tax levy of approximately $4.76. This does not include tax rates from any other taxing entities that may contribute to your TOTAL tax bill.
"New Tax Bill" is calculated using current total WSD tax levy plus $0.49 cents proposed by Prop S.
