KNOW THE NUMBERS - INTERNET
The average retail US price for a consumer home internet connection is between $64.00 - $90.00 per month. In a bulk environment - the developer average best cost ranges between $6.00 - $25.00 unit per month. Leaving room to bolster operational margins while passing savings to residents, all while providing a superior product and experience. WiFi 7 and multi GBPS Fiber to the Home Solutions are standard offerings for retail providers. WireStar's newest bulk offerings support both, ensuring your community keeps pace with retail providers advertising services in other areas your potential residents could choose to live. Our bulk offerings are flexible in structure and can be tailored to the Captial or Operational variables unique to your community, all while ensuring there is room for owners to recoup investment costs quickly and offer an exceptional network for residents and on premise vendors alike.
KNOW THE NUMBERS - OPERATIONS
SELF SHOWINGS - In a post COVID 19 era - potential residents have come to appreciate self showings. Smart locks allow residents to have predetermined access with codes that expire after use. This frees up leasing staff to focus on other items and reduces pressure on potential residents during a showing.
LOCKOUTS & REKEYS - Lockouts and rekeys are a manual and labor intensive task that increases payroll overhead. Smart locks and central cloud management can automate access to all areas of the property & be synchronized with PMS software in certain cases.
ENERGY WASTE - Controlling Thermostat levels in unoccupied units requires maintenance staff intervention. Controlling HVAC parameters and limits among occupied and unoccupied apartments through Smart Thermostats can result in savings that add up substantially for both residents and developers alike.
LEAKS - Water damage is the 2nd most common type of property insurance claim, costing an average of $7,000. IoT leak detection sensors can detect and shut off water supplies immediately without human interaction while providing real time push notifications to appropriate personnel.
TECHNOLOGY PROJECT LIFECYCLE
DESIGN - Discover unique needs and goals for each property. Identify stakeholders. Establish scopes. Design Interconnected solutions. Review / analyze OP-Ex, CAP-Ex & ROI. During this process, WireStar will establish fiber pathway options to the property. We offer bulk data solutions that can be re-sold to residents, or low CAP-ex options that allow residents to utilize WireStar directly without Developer Investment.
REVIEW - Discover unique needs and goals for each property.
AGREEMENT - WireStar will prepare agreements containing the confirmed scopes, as well as OP-Ex and Cap-Ex expenditure for each scope. By this point, the client will have a clear understanding of the profitability potential and/or reduced overhead costs that can be gained by the implementation of our solutions. Contract acceptance kicks of the 90-120 day process of establishing new fiber connectivity to the property.
CONSTRUCTION - WireStar will begin turn-key construction and implementation of all structural rough-ins, in coordination with the General Contractor and other trades. During this time, electronics packages are ordered and staged in preparation for the trim out and implementation phases to come later during construction.
TRIM OUT - WireStar technical crews will deploy electronics packages in a timely manner after all trades affecting our scope have completed. Fiber circuit completion is aimed for this period as well to ensure property launch deadlines are met.
TURNOVER - Substantial completion is defined as the period after which all quality metrics have been performed with passing results and all scopes can be demonstrated in fully functional form. Additional support is provided during this period to ensure residents and staff members have access to assistance during the critical launch period.
SUPPORT- Documentation of electronic systems, as built drawings and other pertinent information is secured safely in WireStar databases to provide support agents with quick access to assist in the event questions or issues arise. WireStar support is available 24x7x365 with 100 Percent American Based support & expedited local dispatch times for critical circuits.
MAINTENANCE - Preventive maintenance schedules are initiated to create automatic appointments that kick off checks and balances to ensure the system is operating efficiently for many years to come. Upgrade electronic packages are offered as new technologies emerge.
