Ohio Rentals, LLC properties (Muskingum County) and WPS Rentals, LLC properties (Guernsey County)

Application Fee: $35 per application, one application per adult

Main Criteria for approval

  1. At least 3 times the rent amount (600*3=$1800) in verifiable income (need minimum of 2 paystubs)

  2. No drug or sexual felonies (other felonies are on a case-by-case basis)

  3. No drug misdemeanors

  4. No evictions, recent bankruptcies, etc.

  5. References required

  6. Credit score of 600 or better preferred

Pet Policy:

  1. Pets may be permitted in some apartments with the following requirements

    1. Max weight of 20 pounds

    2. No more than 2 pets

    3. Additional Fees apply, $200 non-refundable pet fee prior to move-in and $25 per month pet rent

Housing Choice Vouchers:

  1. Many, but not all of our units, will qualify for a housing choice voucher.

With the Application we need:

  1. The application (online applications at wpsrentals.tenantcloud.com, paper applications available)

  2. $35 per application

  3. Picture of Driver’s License

  4. Minimum 2 Paystubs

To Move In:

  1. Paid security deposit

  2. Paid first month’s rent in full (If you move in mid-month, your second month will be pro-rated according to your move-in date.)

  3. Tenant-responsible utilities in your name

  4. Proof of Renter’s Insurance

It is also illegal, for profit, to induce or attempt to induce a person to sell or rent a dwelling by representations regarding the entry into the neighborhood of a person or persons belonging to one of the protected classes.
