Thank you for being residents with Walls Property Management. We wish you well in your new home wherever it may be. Please use this guide to prepare for your move out. Close/transfer your account with Seattle City Light online or call (206) 684-3000. (NOTE: Utilities must continue through lease end date, not the date you move out.)
Close /transfer your account with cable/internet service provider.
Submit a change of address form with USPS
Update your renters insurance policy
Update your address for online services and deliveries (ex: Amazon, subscription boxes)
If you are currently using AutoPay to pay your rent, this must be canceled in Appfolio. (Our team CANNOT cancel your auto-pay in Appfolio as that is a private feature open to resident only access. If you overpay accidentally, you will have to wait until your deposit is returned to receive overpayment funds.)
Our team will start marketing and showing your unit in the coming days. Per WA RCW 59.18.150 , the Landlord has the right to show the home to prospective tenants with at least 24 hours notice to enter the unit for showing.
Current residents will receive a notice to enter 24 hours before any scheduled showing appointment.
We understand that many residents are working from home at this time. However, our team will still need access to re-rent your home. We will do our best to respect your space and need for quiet as we tour your home.
Please fill out this form with your preferred availability for showings. We will do our best to accommodate your schedule within reason.

The ENTIRE apartment must be deep cleaned. (If you have any doubt in your cleaning ability, please hire a professional cleaning service. You may also opt to have our cleaners clean the unit and the fee will be taken from your deposit. )
If your unit has carpet, it must be cleaned. (Rentable carpet cleaners often do not clean to expected level. You may choose to have our professional carpet cleaner clean your carpets, and fees will be taken from your deposit. )
Holes in walls must be patched with spackle and sanded flush to wall. Poor patch work is subject to fees. (Click for Instructional Video)
Dirt or scuffs on walls/trim/doors should be removed (Magic Eraser is a great tool for this task)
Light bulbs MUST be in working order. Replace any burned out bulbs.
Do NOT leave any personal items in the unit including left over cleaning supplies.
If you have used 3M or other type of sticky tab, use caution when removing as these damage walls. All residue must be removed and surface restored.

Per your lease agreement, you need to be COMPLETELY out of your unit by 9am on the last day of your lease. (Failure to move out by 9am may will result in holdover fees)
Due to the large number of move outs, your property manager will not be able to meet you at your unit.
Before leaving, make sure to LOCK all windows and CLOSE the blinds.
Leave ALL of your keys on the kitchen counter.
LOCK your apartment as you exit.
IF your unit cannot be locked without a key, please DROP OFF your unit keys in a labeled envelope with your name & unit @ our office [drop slot available for afterhours]. (5210 Russell Ave NW Suite 100, Seattle, WA 98107)
A WPM staff member will be at your vacant unit to conduct a move out inspection after your move out time.
As soon as you vacate, our team will inspect the unit for move out condition.
Your Property Manager will determine any charges for damages beyond 'reasonable wear and tear'
A final disposition statement will be mailed USPS on or before the 30th day after your lease end date (move out date) (Per RCW guidelines)
If you did NOT provide direct deposit information with your notice to vacate, any deposit refund will be sent via check.
If you chose direct deposit, any deposit refund will be sent via ACH to the account provided.
