Del Webb - SOLD

Working for a high net worth family office, Mr. Ciavola was successful in brokering the purchase of timber land and converting it to HBU (highest and best use) land with high density entitlements and utility access, and later brokering the sale of the property at a significant profit to Del Webb for an active adult community development.

Georgia County Tax Appeal - SUCCESSFUL

An Atlanta based family office with significant land holdings needed help appealing their ad valorem property tax assessment. After an initial consultation, Vola Group determined that the property owner was indeed inappropriately assessed. Vola Group quickly agreed on a strategy with the land owner and thoroughly investigated the sales, use type, and uniformity comparables. Vola Group then summarized its findings, prepared the talking points and exhibits to be submitted to the Board of Equalization. Our efforts resulted in a $6,400,000 decrease in the market value of the properties, saving the landowner $61,000 per year in taxes owed.

Florida County Tax Appeal - SUCCESSFUL

A national real estate equity fund needed assistance with their ad valorem tax appeals on three large resort properties in Florida. Mr. Ciavola investigated the ad valorem property tax assessments and developed a strategy to appeal the assessments at each property. He then plead the cases at 2 of the 3 resorts and coached the third property's General Manager. Mr. Ciavola's efforts resulted in an annual tax savings of approximately $350,000 per year.

National Equity Fund Insurance Value Engineering - SUCCESSFUL

A national real estate equity fund was looking for ways to improve their net operating income. Mr. Ciavola identified ways to effectively value-engineer the coverage and purchasing strategy of their property, casualty, and general liability insurance saving the owners approximately $150,000 per year in premiums without sacrificing the quality of the coverage.
