The Site

Settlement Context

The site is located across what is currently known as zones 6A and part of Zone 7, in Elsea Park, Bourne. Elsea Park is located in the southwest area of Bourne and the wider development is primarily accessible off Raymond Mays Way. The site covers a area of approximately 7.5 hectares (18.533 acres) and is demonstrated within the context of the wider Elsea Park development on the drawing below.

The site is bordered on all sides by other zonal developments of Elsea Park, as well as an area of open green space to part of the east border of the site. It is located close to existing facilities with excellent access to main roads, public transport and footpath and cycle networks.

Planning Context

Bourne, alongside other market towns of Grantham and Stamford, forms a key focus for new housing development within South Kesteven.

The application site benefits from outline consent for ‘Residential and associated development, link road, estate roads, open space and landscaping’.
