Wisconsin (WI) REAL ESTATE APPRAISER Practice Course
The Wisconsin Real Estate Appraiser Exam is designed to test your knowledge of real estate appraisal theory and practice. The exam consists of 100 multiple-choice questions. You must correctly answer at least 70% of the questions to pass the exam. The passing score is 70%. The test is administered by Pearson VUE, an independent testing service.
In addition to passing the exam, applicants must complete all other requirements as outlined in Wis. Admin Code ch. APR 1, subchs. A and B prior to receiving a license as a real estate appraiser in Wisconsin.
The exam consists of 100 multiple-choice questions which are randomly drawn from two pools: general appraisal principles and valuation methods; and residential appraisal principles and procedures (70%/30%).

1) Residential Property Valuation Methods:
a) Income Approach: Market rent analysis; cost approach; direct capitalization; discounted cash flow analysis; residual income approach; comparable sales analysis; capitalized value of physical improvements; comparison/contrast with market rents/sales prices; impact of intangibles b) Sales Comparison Approach: Appraisal ratio tables/
