Q: Can you share the prior 3 years financials and ytd for our review?

Q: Is there a time we can walk through the property?
A: The Wheeler Block Inspection Date is on Monday March 27, 2017.
Q: Is there a commercial tenant in the 1030 Orange building and if so, what is the term of the lease?
A: The 1030 Orange building is currently under a lease to Joyful Noise Recordings LLC. The lease runs through June 30, 2019.
Q: Do financials have to be disclosed before the Project Award Date?
A: Yes. SEND will need to see financials to properly weigh all applications. SEND is willing to sign a Non-Disclosure Agreement (NDA) upon request.
Q: I submitted a letter of interest do you need a letter of registration?
A: For our purposes, these terms are interchangeable. A sample letter that can be submitted on letterhead is provided in the RFP.
Q: Would you provide us with a breakdown of units in terms of size and rent for each unit for both residential and commercial as well as the square footage of all vacant space.

A: The Wheeler Block Inspection is on Monday, March 27, 2017 from 10:00-5:00. Please e-mail brad@sendcdc.org to schedule a time. This is not required, but will help SEND manage the flow. Agenda is below.

Q: How many square feet do the SEND’s offices currently occupy?
A: SEND’s space is approximately 5,500 sq.ft.
Q: Do you know how many units you are wanting to keep restricted at 80% AMI?
A: That the number is not set but will be determined thru the proposal process.
Q: Can you provide the year-to-date operating statement for the Wheeler?

Q: What are the current payoff terms of any debt on the property? Are there any penalties?
A: SEND has used the Wheeler as collateral for a consolidation loan for $932,335.00. It is SEND's intent to pay off this loan with proceeds from the sale or partnership of the subject property. Promosory note is below.
Q: Will SEND consider taking and equity state in the building; if so, what is the desired level of such stake?
A: This is not pre-determined. It will be determined thru the proposal process.
Q: What is the closing time frame desired by SEND?
A: This is not pre-determined. It will be determined thru the proposal process.
Q: What is the past annual operating costs for the remediation system described in the Environmental Restrictive Covenant?
A: There have not been any operating costs for the remediation system with the exception of the electricity used to power the system.
Q: What are the projected costs for the next 5 years and the closeout costs for the remediation system?
A: There are no known fixed costs. It is the Owner's responsibility to ensure that the system is functioning properly, making any repairs and/or replacements that may be necessary.
Q: What are the closeout costs for the remediation system with IDEM?
A: The system deals with the byproduct only. It keeps the indoor air within the building safe. It does not address the source. There is no closeout as the groundwater is not being remediated.
