WeSaleProperties LLC is a real estate investment company that may purchase properties directly, partner with other investors, or assign contractual rights to third-party buyers.

1. Not Acting as a Real Estate Broker

WeSaleProperties LLC is not acting as a licensed real estate broker or agent unless expressly stated in a separate written agreement. We do not list properties on behalf of sellers unless otherwise disclosed.

2. Contractual Interest

In some transactions, WeSaleProperties LLC may enter into a purchase agreement with a seller and then assign its contractual rights to another investor for a fee. This is commonly known as wholesaling.

3. No Obligation to Close

All offers are subject to inspection, due diligence, title review, and partner approval. We reserve the right to cancel a contract in accordance with the terms outlined in the purchase agreement.

4. No Guarantee of Sale Price

We do not guarantee that a seller will receive a specific price until a written purchase agreement is executed and closing conditions are satisfied.

5. Independent Decision

Sellers are encouraged to seek independent legal, financial, or real estate advice before signing any agreement. We do not provide legal or tax advice.

6. Marketing of Contractual Interest

In the event a property is marketed, it is the equitable interest in the purchase agreement that may be marketed or assigned, not the property itself unless otherwise disclosed.

7. Public Marketing and Listing


Unless otherwise agreed to in writing, properties under contract are not automatically listed on the Multiple Listing Service (MLS). However, with written authorization from the seller and where legally permitted, WeSaleProperties LLC may list or publicly market the property or its contractual interest.
