Our first step is to gather what information we can via email, photos, and phone calls so we can put together a preliminary estimate for you and make sure it lines up with your budget. To begin with we usually discuss timeline, location, scope, and rough budget. This preliminary estimate is provided free of charge.
When you've received the initial estimate and would like to move forward, or if we can't gather enough information without a visit to the site, then we would begin our Pre-Construction Services phase.
No matter where you are in the process we’re here to help. Drawing on our experience with a variety of different projects we can help you realize your goals and guide you through some of the many choices available for all aspects of the project.
Pre-Construction Agreement (PCA) covers any/all of the following:
1) Examine if any regulatory restrictions apply
2) Look for site specific limitations that could impact design or construction
3) Discuss project parameters and clients priorities
4) Create projected timeline for design (if required) and construction
5) Establish realistic budgets for; design (if required), and construction
6) Concept sketches and rough collaborative design with client
7) Construction drawings including any necessary revisions
8) Final quote based on final design
The Little Building Company charges $80/hour* for all activities associated with the Pre-Construction Agreement, including all travel time.
*Due to the nature of our work doing "smaller jobs" we've found it imperative to bill for initial site visits to help keep our overhead costs down and allow us to focus on offering quality work at a good value.
Once you are happy with the plans and the projected budget, we complete a formal contract to begin construction. Included in the contract would be a set of plans, schedule of work to be performed, and a legal document setting out expectations, billing, warranty, and related items.
This is where the magic happens. During the construction process, we will keep you up to date with the schedule and the budget, and work with you on all the finishing details. We pride ourselves on keeping a tidy site and on progressing our jobs rapidly. We will work with you throughout the process on any changes you may want to make as the project unfolds.
