How do I sign up to tour an apartment?
To tour an apartment, you must first fill out our pre-screening form. This is a free form that collects basic information about you. We will invite you to view the apartment after you fill out this form.
How can I apply for an apartment?
We recommend you tour the apartment before applying. Once you tour the apartment, you can apply through the View Listing link, above.
What are your requirements?
Must have a 600+ credit score
Must make 2.25x rent
No evictions, foreclosures or bankruptcies within the last 3 years
Non-refundable Move-In fee and/or lease bond
If you are close to the requirements, but need support, you may use lease bond through The Guarantors. If a lease bond is required, we may choose to modify move-in fees. Ask us for more information!
Is there a cost to apply?
Yes, there are costs to apply.
$45/adult non-refundable fee. This is paid directly through TurboTenant and is required for every adult (18+) who will live in the apartment. This pays for your background check and credit report.
All tenants will be required are required to complete an animal profile and sign off on our Animal Polices through our external evaluator. This is free for support and service animal owners and approximately $25/year for tenants with pets.
If you are approved for a rental, tenants must obtain a 1 year lease bond through The Guarantors before receiving keys. The cost is determined by The Guarantors and based on the tenant's credit history.
The property manager does not have a fee to review/process applications.
Do you require background checks or credit reports?
Yes, all applicants over 18 years old are required to complete a background check and authorize a credit check ($45/adult) through TurboTenant. Criminal convictions from the past 3 years will be reviewed on an individualized basis.
What documents will I have to provide during the application?
Each adult will need to upload
a clear copy of their driver's license or state identification
6 months of pay stubs for employees; or 3 years of tax statements for entrepreneurs
3 months of bank statements
Identification for all other occupants
Landlord and employer references.
How long does approval take?
After we receive all of your documentation, most applications are processed in about 5 business days. The length of time depends on how quickly we get your employment and landlord references. To speed the process, please let your current landlord and employer know that we will reach out to them.
What utilities are included?
Each apartment varies -- please check the specific listing for details.
Do you allow co-signers?
Co-signers are accepted on a case-by-case basis.
We prefer the use of a lease bond, through The Guarantors.
Do you accept Section 8 or other housing support programs?
Yes, we accept Section 8 and other similar programs. Please inform us when filling out the pre-screening form so that you are not negatively impacted if you make less than 3x the rent.
What if my child(ren) turn 18 while living in this apartment?
If your child(ren) turn 18 years while living in the apartment, they will be required to submit identification, undergo a background check and be added to the Lease during the next renewal.
