How do I sign up to tour an apartment?
To tour an apartment, you must first fill out our pre-screening form. This is a free form that collects basic information about you. We will invite you to view the apartment after you fill out this form.
How can I apply for an apartment?
We recommend you tour the apartment before applying. Once you tour the apartment, you can apply through the View Listing link, above.
What are your requirements?
Must have a 600+ credit score
Must make 3x rent
No evictions, foreclosures or bankruptcies within the last 3 years
If you are close to the requirements, but need support, you can use a personal co-signer, get fully qualified through The Guarantors OR we may choose, in our sole discretion, to modify move-in fees. Ask us for more information!
Is there a cost to apply?
Yes, there is a $45 per adult non-refundable fee to apply. This is paid directly through TurboTenant and is required for every adult (18+) who will live in the apartment.
All tenants are required to complete an animal profile and sign off on our Animal Polices through our external evaluator. This is free for support and service animal owners and approximately $25 for tenants with pets.
Do you require background checks or credit reports?
Yes, all applicants over 18 years old are required to complete a background check and authorize a credit check ($45/adult). Criminal convictions from the past 3 years will be reviewed on an individualized basis.
What documents will I have to provide during the application?
Each adult will need to upload a clear copy of their driver's license or state identification
6 months of pay stubs or a W2 for employees; or 3 years of tax statements for entrepreneurs
Identification for all other occupants
Landlord and potentially employer references.
How long does approval take?
After we receive all of your documentation, most applications are processed in about 3 business days.
What utilities are included?
Each apartment varies -- please check the specific listing for details.
Do you allow co-signers?
Yes, co-signers are accepted on a case-by-case basis.
Do you accept Section 8 or other housing support programs?
Yes, we accept Section 8 and other similar programs.
What if my child(ren) turn 18 while living in this apartment?
If your child(ren) turn 18 years while living in the apartment, they will be required to submit identificaiton, undergo a background check and be added to the Lease.
