Village Green is a great place to live. The complex is located near downtown Omaha--minutes from the Henry Doorly Omaha Zoo, Creighton University, and the I-80 Freeway entrance. The complex has multiple playgrounds/green spaces and is within walking distance of Lauritzen Gardens (a yearly membership is included as a resident of Village Green). The entire complex is smoke free and is a safe and quiet place to raise a family. We have loved our time in Village Green and the community.

The monthly HOA dues for this unit are $644, this charge covers:

Property taxes (which are notoriously pricy in Omaha)
Full-time maintenance staff (grounds upkeep, snow removal, and indoor maintenance of things original to the unit, like plumbing)
Full-time office management
Utilities for office, clubhouse, and maintenance shop
Water, sewer, and trash/recycling
Community playgrounds
Clubhouse

In 2023 new windows and siding were installed on all units, which is decreasing utility prices and has raised the value of this share.

We are asking for $1000 in earnest money to hold the unit. Village Green is a CO-OP and financing is available through South Metro Federal Credit Union.

Our unit is a Type A-walk through three level unit. It is one of only 12 like it in Village Green and the largest option.The unit is about 1400 square feet. It has a large finished basement and great storage area/laundry room.

The parking for this unit is awesome. We have a reserved parking spot just steps from the back door and there is a visitor spot next to it that is almost always available. We are also only about 100 feet to the garbage and recycling dumpsters. The back door faces south, so the snow melts from the porch and cars quickly. You'll appreciate all of these things in the middle of winter!

Out of the front door there is a garden space and patio. There is also a large grassy space and the biggest playground at the complex is just at the end of the building.

Kitchen and Dining Room

The kitchen was remodeled with new laminate hardwood flooring and moulding in 2020 and painted walls and cabinets, and covered counter tops in 2018. There is ample cupboard space and a kitchen island. The appliances all work very well.

Downstairs Bathroom

The downstairs half bath was also fully remodeled with new laminate hardwood flooring, painted walls and cabinets, vanity, mirror, and light fixture in 2020. The toilets in the both bathrooms have built in magnetic attachments of a child's potty seat.

Living Room

The living room has recently installed carpet (2018), updated paint (2018), and an updated laminate floor entry (2020). The stairs all have permanently installed swinging baby gates with latches in both the open and closed position.

Master Bedroom

The master bedroom has updated paint and carpet (2018) and it is large enough to fit a king sized bed comfortably, as pictured. The closet doors are new (2020) and the closet has generous, adjustable shelving and plenty of room for shoes and clothes.

Second Bedroom

The second bedroom has updated paint and carpet (2018) and a half-sized closet (new doors 2020) perfect for a child's wardrobe. This will be one of your go-to-hide-and-go-seek-victory-locations as you settle into your new home.

Third Bedroom

The third bedroom has updated paint and carpet (2018) and a uniquely large half-closet (new doors 2020) with a carpeted hideout and chalkboard for children.

Fourth Bedroom/Office

The third bedroom has updated paint and carpet (2018) and a large full closet (new doors 2020). It's perfect for an office, a guest bedroom, two kids, a workout space, etc.! It has a great view of the trees and gardens.

Upstairs Bathroom

The upstairs bathroom has been updated with new laminate flooring (2020), updated paint (2018), a recently replaced shower faucet, and a large vanity. Included is the corner shower caddy.

Basement Living Room

The basement is fully updated with new carpet (2018), and updated paint. Included with the unit if desired are the kids slide, the basketball hoop, the baby bouncer pictured in the kitchen, the fidget board on the downstairs wall, and the extra king mattress for guests (aka a trampoline for kids).

Storage and Laundry Room

The storage room is a great size! There are multiple built in shelves in 4 different places, shelves for laundry baskets, and a great furnace (new in 2020). Included with the unit are all storage shelves and the washer and dryer (which are fairly new and work great!)
