• Terms - Loan duration can be as quick as 6 months or as long as 60 months.
• Flexibility - Rate and terms of each private loan are negotiable.
• Security – Loan principal is fully collateralized by real property with a recorded lien in first position. Loan to value is typically 50-70% of ARV with UTN providing the difference in cash to acquire and improve the property.
• Protection – UTN fully insures all project properties against various hazards including vandalism, fire, windstorm and flood. As the private lender, you could be listed as the lien holder of record on all insurance policies.

Escrow of unused funds – If the loan amount covers purchase and rehabilitation of a property, unused funds can remain in an escrow account managed by the title company and released after documented completion of work and your authorization.
