This is Underground Landlord here on google sites. Did you know that there is a new site for those of us in the real estate business. That's right. http://www.undergroundlandlord.com and it's exciting for both the seasoned real estate professional as well as the fresh out of the auction rookie. Speaking from my experience to be successful in real estate you will find it's quite redundant. You will do what works and then do it over and over again. These are not complicated strategies that investors follow but rather find a niche that works and then keep doing it over and over and over again. Project after project after project.

If you are a buy hold investor then you have come to figure out that one of the most important aspects of real estate investing is tenant selection. You can fail and basically every other aspect but get this one piece of the puzzle right and do well. Keeping the right tenants in place effects rent roll, maintenance cost, as well as your own personal well being and sanity. Believe me when I tell you the wrong tenants can drive you nuts.

There are many sites on the web offering " free tenant screening. " IT has been my experience that many of these are NEVER free and almost all of these are not up to date. The problem is not even always the sites doing. Many state or local municipalities are backlogged and fail to update info on the civil side of court business as criminal typically is the major focus. Lets face it, it should be.

This prompted me to develop this site. We live in an instant society. We want the popcorn button on the microwave. We should be able to check out tenants just as quickly. Here at Underground Landlord that is what we are striving toward as well. Briefly here is the system. It's comprised of landlords from all over the world just like you. Each landlord has his or her own database where they log tenants who have left without paying, left doing damages, had to be evicted, or even caused massive damages to their house. As you may have already figured out sometimes the courts feel as though they are not on your side as the landlord. You also have a database where you log such info on bad experiences you have had with previous tenants. Next you invite every landlord you know in your area to do the same and ask that he or she will also invite others. As well fill up the database you will notice some of the more problematic folks end up in multiple folks databases.

This is the neat thing about this particular site. No tenants private information is ever show, displayed or shared with anyone. NOT EVER! First to return a search you need more info than just a first and last name. The search is weighted so you will not even return a result unless you were credibly given information by the tenant to begin with. Next if the tenant is in the database of one or more landlords it does not return a result displaying the tenant but rather the landlord or landlords contact info whom listed the tenant to begin with. Up to a maximum of 5 landlords per search returned at which point you can call, text or email the landlord and verify if you have the same person they listed on their database and save yourself quite possibly a huge headache down the road.
