FACADE RENOVATION TYPES

It is something totally natural that the buildings require rehabilitation of the facade from time to time. Environmental factors, added to the passage of time, combine to make rehabilitation a maintenance need for the property.

Although previously the solutions in facade rehabilitation used to be divided into only repairing the facade with cement mortars and then proceeding to paint it or apply more advanced renderings in the mono layer style, at present, these two systems are being replaced by options with thermal insulation.

What prevails are the conditions that provide energy savings, while also allowing savings as solutions with little or no maintenance.

CHARACTERISTICS OF THE REHABILITATION

A builder necessarily seeks to combine the highest energy efficiency with savings and aesthetics. Therefore, the rehabilitation of the facade seeks to meet these criteria:

  • Improve the thermal insulation of the facade

  • Improve the acoustic insulation of the facade

  • Reduce energy costs for air conditioning

  • Extend the useful life of the facade

TYPES OF FACADE REHABILITATION

Ventilated facade

This is a type of construction system that is made up of an inner sheet, an insulating layer, and a non-watertight outer sheet. The finishes of the ventilated FACADE are durable and have good acoustic and thermal performance. The exterior plates can be made of materials such as stone, wood, or ceramic.

Also, an advantage is that the outer sheet helps to reduce thermal losses: it is estimated that the energy-saving in summer is 40%, while that in winter is 45%. It also adds aesthetic value and is a good option even though the cost can be a bit high.

Facade SATE / ETICS

The Sate (External Thermal Insulation System) or Ethics (External Thermal Insulation Composite Systems) system consists of placing thermal insulation plates on the external face of the facades. The most common panels are usually expanded polystyrene. Acrylic mortar is used for the finish, which has a great waterproofing capacity but high breath-ability.

This makes them very little dirty and resistant to weather conditions. Regarding savings, it is estimated that savings will be 40% in winter and 30% in summer. An undoubted advantage is that the colors and textures are very varied.

Mono Layer Mortar

The mono layer mortar system consists of the application of an industrial mortar to which only water is added on site. It extends on the walls, being possible that it acquires different textures that will make up the finish of the facade.

Once finished, it has good waterproofing and breath ability, although no improvement in terms of thermal or acoustic insulation. This system offers a wide range of colors and textures as its most outstanding feature.

Cement Plastering

This type of system is the hardest and most resistant within the mortar coatings. For this reason, it is usually the most used in the facades of low-budget buildings. Among the negative aspects, cement plaster has that it is very rigid, so it cracks very easily. Besides, its final appearance is quite poor, so it is often used as a base or support for another type of finish.

This system is the one that requires the least investment of all but requires the most maintenance and there are no savings in terms of energy. Although cement rendering has a much lower cost than other systems, in the medium term it will involve a greater amount of financial outlays.

This is because it does not suppose any type of energy-saving and also, the frequency of maintenance that must be carried out is much higher than that of other systems.

Why carry out these FACADE renovations?

In general, these are the four great options available for the rehabilitation of the facades. Taking into account the first two options, it must be pointed out in favor of them that, by making solutions that produce energy savings, homes will also have greater comfort and energy efficiency.

However, it must be considered that if the building has any historical or artistic interest, it will not be possible to opt for any of these solutions. In the latter case, it is possible that FACADE rehabilitation can only be done with traditional-style lime mortar.
