Independent means our company is not owned by, or affiliated with, any of the huge, national elevator conglomerates. We have the tools and expertise to work on ALL brands of equipment.
We strongly believe that buyer's choice in a marketplace of elevator service providers creates competition among elevator contractors - leading to better service and reduced costs for building owners. When a local independent such as Total Elevator Service sells and installs a brand new elevator, or modernizes an existing elevator, we use all non-proprietary controllers, door equipment, power units or traction machines, signal fixtures, and so forth.
Non-proprietary means the new equipment is not locked-down to only ever allow access or adjustments by the manufacturer or via tools only available to the manufacturer. It also means replacement parts are typically readily available at more reasonable costs. It means parts, instructions, tools, manuals, troubleshooting and repair procedures are openly available to any qualified elevator contractor, so that service and repairs can therefore be easily performed by a service provider of the owner's choice.

We employ local technicians and office staff, and we employ other local suppliers and contractors on our projects as much as we can. Section 8.6 of the Illinois Elevator and Escalator Code requires that a Maintenance Control Program (MCP) be kept (typically on site), to include records of all of the maintenance checks, visits, repairs, periodic tests, oil usage, and more. The Code also requires that all 'covered equipment' (elevators, escalators, etc.) must be maintained in a specific way, and requires that all such maintenance is performed only by trained elevator personnel. If your building does not have a licensed elevator contractor performing periodic maintenance, or if the maintenance being provided is unacceptable or infrequent, or if your provider is not keeping records according to the code, you may be at risk of enforcement for noncompliance which can include red-tagging the equipment and even fines from the city. Total Elevator Service can help keep your elevators properly maintained while providing the necessary MCPs and other records as required by the Code.
Sometimes, things break, whether from misuse or accident, or from general wear over time. When this happens, we are able to make repairs and return equipment to service as quickly as possible for our customers. We are also often asked to come look and give a second opinion for elevators where an existing service provider is recommending extremely expensive or questionable work. We even hear of certain companies refusing to do any work until a contract for a complete elevator replacement or expensive modernization is signed. Sometimes, this is the best course of action, but in some cases we are able to come and survey, do some testing of our own, and make recommendations for affordable solutions as a stop-gap solution until a true modernization project can be funded.
Total Elevator regularly performs 1/3/5 year testing and inspections for all customers who are under maintenance contract with our company. For new customers who have failed a recent inspection and need service repairs, we can come out, survey the equipment, and determine the work needed to bring the units into compliance. Once everything is shaped up and passes inspection, we come out regularly, typically monthly, to perform maintenance, and to give our customers peace of mind.
Modernization is when an elevator is systematically upgraded with new, modern code-compliant components. This saves the customer money over time by reducing expensive service calls and repairs/parts for obsolete equipment, not to mention the greater safety of more modern equipment. A typical modernization includes replacement of the elevator controller (the 'brain' of the elevator), fixtures (buttons, indicators, control panels), door equipment, and the hydraulic power units or traction machines, along with associated wiring and components. Depending on the condition and code-compliance of existing components, and the customer's budget, more (or fewer) components may be replaced, such as entire doors, interior wall panels, handrails and lighting, hydraulic piping and shutoff valves, entire jacks, counterweights, ropes, buffers, and more. Total Elevator Service modernizations will use all non-proprietary equipment and we can typically work with the customer to come up with a plan that meets their budget.
