Our home is limited to families or groups of adults 25 years of age or older.
The person making the reservation will be required to submit a copy of their ID in order to confirm age and verify payment information.
For safety and comfort, the maximum occupancy is 14 guests. This includes children and infants.
House parties, prom events, graduation celebrations, rehearsal dinners, weddings, and other large events/gatherings are prohibited.
Exceeding occupancy and/or failure to disclose a large event are grounds for eviction without refund and a possible fine by the Town of OIB.
Smoking of any kind is strictly prohibited inside the house and on the decks. This includes tobacco products, cigarettes, vaping devices, marijuana, and illegal drugs.
No firearms, explosives, or fireworks are permitted on the property.
No fire pits or deep fryers are permitted on the property.
Excessive noise at a level that disturbs neighbors is prohibited. Quiet hours are 10:00 PM to 7:30 AM.
There is no daily housekeeping service provided.
Locked areas, including owner’s personal storage, are off limits to guests.
Owner and owner’s representatives shall have reasonable access to the property for purposes of repair and inspection.
During the summer months, there is a 7-night minimum beginning and ending on Saturday.
Check-in/out days are flexible outside of the summer months, but there is a 3-night minimum.
A deposit of 25% of the total rental fee is due once the reservation request is confirmed. The balance of the rental fee is due 60 days before the check-in date.
If the check-in date is less than 60 days away, the full payment is due at the time of the reservation.
If the full payment is not received by the stated due date, we reserve the right to cancel the reservation and all money paid will be forfeited.
Payment can be made by Zelle, eCheck/ACH, or personal check if at least 60 days prior to check-in.
As a courtesy, repeat summer tenants are given the first opportunity to re-rent for the corresponding week of the following year. After September 1st, the remaining summer weeks are open to all.
Should you need to cancel your reservation, please notify us in writing as soon as possible.
If you cancel your reservation before the balance is due, we will refund 50% of your deposit.
If you cancel your reservation after the balance is due, all money paid will be forfeited.

Travel insurance, including trip cancellation and interruption coverage, is recommended for all reservations, but especially for those during the peak hurricane season months of August through October. Pursuant to Senate Bill 974, G.S. 42A-36, there are no refunds for inclement weather, including hurricanes.
Keyless door codes will not be activated until 4:00 PM on check-in day to give our team enough time to clean and inspect our home.
Please do not arrive early and park at the house as this interferes with the cleaning, pool servicing, and lawn maintenance. Outside of the summer months, guests may inquire about early check-in.
Any issues with cleanliness or amenities that would negatively impact your stay must be brought to our attention within 4 hours of check-in.
Prior to check-out, guest will
Empty all trash cans and take bagged trash to the large outdoor trash bins.
Return indoor and outdoor furniture and furnishings to their original positions.
Return beach supplies and backyard items to the storage shed and/or garage.
Strip beds of sheets and pillowcases and place them in the provided linen bag.
Leave mattress covers, pillow protectors, pillow shams, quilts and blankets on beds.
Also place bath towels in the linen bag.
Remove all food from the refrigerators and pantry.
Load the dishwasher with any dirty dishes and utensils and then start the normal dishwasher cycle.
Double-check for personal items and log out of your streaming apps on all televisions.
Leave remotes on a table in plain sight.
Turn off lights and appliances, lock windows and doors, and close the garage door.
We will make an effort to locate and return items left or lost by guests. Unclaimed items will be discarded or donated to a local charity after 30 days.
Guests are not permitted to bring pets of any kind to our home. If a pet is discovered, the guest will be in breach of this agreement. The consequence will be immediate removal of the pet and/or eviction of Tenant and rent forfeiture.
We are a "no pets home", however, if Tenant or guests have a serious medical issue related to animal allergies, know that the standard departure cleaning may not be sufficient to protect in the event a prior guest had a service animal.
In accordance with North Carolina laws and the Americans with Disabilities Act (ADA), service animals are welcome at the Property. A service animal is defined as a dog that has been individually trained to do work or perform tasks for the benefit of an individual with a disability. This can include a guide dog, hearing or signal dog, seizure response dog, or psychiatric service dog.
You must disclose a service animal at the time of your reservation request. There is no additional fee for a service animal, but we do require a $500 refundable damage deposit with the reservation deposit along with signed documentation regarding the service animal.
Guests are responsible for the behavior and supervision of their service animal. Any damages caused by the animal will be the financial responsibility of the guest, and all or part of the $500 damage deposit will be used to make repairs.
While emotional support animals (ESAs) provide comfort and support to individuals with emotional or mental health conditions and are often prescribed by a medical professional, ESAs are regulated by the Fair Housing Act, which covers housing in which you permanently reside, not vacation properties. We do not allow emotional support animals at our home.
People who falsely claim a pet or emotional support animal as a service animal can face harsh legal punishment. We respect the importance of all animals in our lives, but we do not tolerate misrepresentation, and we will report suspected offenders. We caution guests not to be misled by websites or organizations that try to sell a "Service Dog" certification to owners for pets that do not meet the legal requirements.
There are exterior security cameras located on the Property directed towards the parking area and entrances for added security and peace of mind. Though not monitored in real time, video from the cameras will be reviewed in the event of an incident. Tampering with the cameras is prohibited.
We provide complimentary high-speed internet with wireless access points throughout the house, along with two direct ethernet ports.
Most of our smart home features rely on Wi-Fi. Tampering with devices or equipment, including smoke detectors, is prohibited.
Outages can occur and are beyond our control. Upon notification, we will attempt to repair the issue promptly. No refunds or adjustments will be made due to outages.
There are six or seven (6-7) parking spaces available for guests, depending on the size of the vehicles; three (3) on the carport side, two (2) in front of the garage, and two (2) to the right of the garage.
RVs or campers are not allowed on the property.
Avoid parking inside of the garage unless you are charging an electric vehicle (EV) since the space is extremely tight for a full-sized car. The EV charging cord is long enough to reach outside of the garage.
Do not block public or private accessways. No parking on sidewalks.
There are several electrical outlets available in the carport for golf cart charging.
We have a residential elevator, NOT A CARGO ELEVATOR. If you use the elevator to assist with luggage and/or groceries, someone must ride with the items.
Before using the elevator, read ALL of the posted elevator instructions carefully, especially if you are unfamiliar with residential elevators.
Use the elevator at your own risk. No children are allowed in the elevator unsupervised.
We ensure the elevator is operating correctly prior to each check-in. If an elevator service call is needed due to guest error, you are responsible for the costs incurred.
Owners are not to be held liable for accidents, injuries, and/or death which may occur while in or operating the elevator
The two loungers and table on the rooftop deck are permanently secured for safety. Enjoy them, but do not attempt to move them.
Children should be supervised and not left unattended on the rooftop deck.
Only cook/grill on the ground level. This is strictly enforced by OIB police.
Please do not move the grill onto the basketball court as cooking debris, such as grease, sauces, and food particles, can stain the court. If you use the grill, you are are responsible for cleaning it after use.
NO fire pits or deep fryers are permitted on property.
Do not use the propane fire table for cooking and do not burn anything in the fire.
There are two propane gas tanks provided. One for the grill and one for the fire table. Be sure to turn the control knobs to the "off" position and close the valves on the propane gas tanks when not in use.
In case of emergency, use the provided fire blankets to extinguish a fire.
Due to the risk of injury and damage to the equipment, no dunking or hanging from the rim.
Please do not attempt to drop the basketball into the hoop from the decks above.
Only use the hoop adjuster tool (found in the garage) to raise and lower the basketball hoop.
Please be mindful of our neighbors and avoid bouncing the basketball during regular sleeping hours.
Our pool is private and unattended. There is NO lifeguard on duty, so swim at your own risk.
Always keep gates to the pool area closed to protect children and non-swimmers.
Children under the age of 14 shall not use the pool unless accompanied by a responsible adult.
NO DIVING. The maximum pool depth is 5 1/2 feet, which is too shallow for diving.
Do not swim alone or use the pool or slide while impaired by alcohol, drugs, or other controlled substances including some medications.
No glass of any kind is allowed in the pool or around the pool deck.
Food and drinks must be kept outside of the pool.
The water only flows from the pool slide when the pool pump is running. Safety rules are printed directly on the stairs of the pool slide.
Pool lights should not be left on overnight. Be sure to switch them off after nighttime pool use.
While our pool is open year round, it is only heated upon request and for an additional fee.
We make every effort to ensure that all of the amenities are in good working order, but we ask that you contact us immediately to report any malfunctions.
Every effort will be made to coordinate the repair or replacement of any inoperable item. To do so, we reserve the right to enter the premises or send a third party vendor during reasonable hours.
No refunds or adjustments will be made in the event that an amenity is inoperable.
