The 7-Hour National Uniform Standards of Professional Appraisal Practice (USPAP) Update Course, as developed by The Appraisal Foundation (Foundation). The course focuses on changes to USPAP for 2020-21 and on appraisal issues that affect daily appraisal practice. The Course is developed by the Foundation and is revised on a periodic basis to stay current with the latest edition of USPAP. In addition to this student manual, each student must have a copy of the 2020-21 USPAP publication to use in the course. The publication includes USPAP, USPAP Advisory Opinions, USPAP Frequently Asked Questions, and an Index.

Appraisal of Small Residential Income Properties-

The Small Residential Income Property Appraisal Report is for the appraisal of two- to four-unit properties, including properties in PUD, condo or co-op projects. The appraisal report, which is based on interior and exterior property inspections, is used for mortgage lending, servicing and portfolio management in the mortgage lending industry.
Common sections featured on a Small Residential Income Property Appraisal Report include:
Basic information including address, legal description, owner’s and/or borrower’s names
Information on the contract for sale
Information pertaining to the size, shape, zoning and access to utilities as well as FEMA flood-zone information

Basic Construction Refresher-

The Basic Construction Refresher course is designed for real estate agents and appraisers to review fundamental construction methods, both old and new, in residential real estate. The course covers construction from site preparation through completion. Major components of a house are identified including building materials and mechanical systems. Further, the course reveals “red flags” that are discernible to agents and appraisers when inspecting a home for a listing, sale, or valuation. Finally, the course describes how physical and functional issues in houses affect value.
