What is the MLS?
The MLS is a collection of databases used by real estate professionals to make the inventory of their listing available to other real estate agents. Agents and Brokers use it to search listings It containes detailed information about each property. In Central Florida, MLS reaches thousands of agents in the State of Florida and Nationwide.
Is my Contact Information on the Listing?
It depends on the type of Listing you choose. With a Full Service Listing, your contact information will NOT be on the MLS. In this instance, Buyer Agents will contact our office to schedule showings. We will then confirm the showing with you before allowing a potential buyer to tour the propterty.
For MLS Only or MLS Plus listings, your contact information will be listed on the MLS. Buyers Agents will then contact you directly to schedule viewings.
How much Commission should I offer a Buyer's Agent?
That decision is totally yours. Your can offer any amount you wish or nothing at all. However, in the Central Florida area, the average is 2% -3% of the Purchase price.
How is Commission paid to Buyer's Agent?
If a Seller offers a commission to a Buyer's Agent, the Commission is technically paid to the Selling/Listing Agent and then disbursed per the Listing Agreement at Closing.
Can I cancel my listing and relist the same day to start the days on market over again?
No. This practice is prohibited by all MLS systems.
How do I change my price or commissions?
Contact our office. All changes must be in writing.
What are they keys to a Successful Listing?
These tips will help you sell your home and make the process easier.
Price your home right based on location, condition of your home and current market conditions. Over pricing the home is never a good idea.
Choose a title company or real estate attorney before you have an offer. Ask for a preliminary Settlement Statement so you are aware of all the possible charges that will accompany the sale of your home and will give you a good idea of the net proceeds from the sale. We can refer you to reputable title companies in your area.
Do not try to "sell" your home to potential buyers. Simply let them view the house and answer any of their questions directly and honestly. If the buyer is accompanied by a licensed Real Estate Agent, we suggest you leave the house while the buyer tours the house. Their agent will then relay any questions to you directly.
Once an offer is accepted, send the offier and all related documents to us within 48 hours to avoid fines. All fines are passed along to you, the Seller, per the Listing Agreement.
Provide us with the name of the Title Company /Real Estate Attorney you chose to close the treansaction so we can stay in compliance and avoid fines.
Once the transaction is closed, send us a copy of the signed Closing /Settlement Statement within 48 hours to avoid fines.
