Before making any changes or additions to the exterior of your home or property, you must receive approval from the Architectural Control Committee.
Mission Statement
Our mission is to preserve property values and appearance of the Tanager Farms Community.
The Architectural Review Board (ARB) is authorized by the Tanager Farms Homeowners Association’s Board of Directors to fulfill a requirement in the Association’s Declaration of Covenants and Restrictions. If you do not have a copy of the Declaration, please contact a member of the Board of Directors.
Introduction
These Architectural Guidelines serve as a framework for the appearance of the community now and into the future. These Guidelines are the primary method for establishing and maintaining the architectural consistency and diversity of the Tanager Farms Community.
Applications for Architectural improvement are available from the Board of Directors and Architectural Review Board members. The application(s) is/are reviewed and decided upon by the ARB at regularly scheduled meetings. The ARB review meetings are scheduled for the first Thursday of each month. A schedule of dates, place and time will be provided to the residents.
The ARB Review Process
1. The homeowner communicates their plans for construction, modifications, and/or additions to the ARB by completing and submitting an Application for Architectural Improvement. Submittal instructions are on the application. It is the responsibility of the owner to insure complete compliance with all relevant building practices, codes, permits, and licensing requirements.
2. Applications will be received twice monthly (date to be determined by ARB), prior to each monthly meeting. Owners may discuss their request in person at the ARB meeting.
3. The homeowner will be notified by the ARB of their decision within 10 calendar days following the meeting.
4. If the application is approved or approved with conditions, the project can commence as approved. Projects approved with conditions must be signed off by the homeowner. If the application is denied the homeowner can meet with the ARB to discuss the conditions of denial.
Failure to follow ARB Guidelines and/or comply with the approved plan may result in a request to remove/correct out-of-compliance modifications/constructions. Please refer to the Compliance/Enforcement section of the Declaration of Covenants.
Architectural Guidelines
This section provides guidelines regarding exterior architectural standards in the Tanager Farms Community. These are suggested guidelines.
Failure to submit an ARB Application or proceeding with work prior to receiving ARB approval may be met with a lien. A homeowner’s failure to pre-plan and account for adequate ARB review time is not an excuse for proceeding with a project prior to receiving approval.
General Appearance
This section provides guidelines for the general appearance of the Tanager Farms Community.
1. Exterior pain and stain must be maintained in uniform and good repair. Siding must be maintained and cleaned.
2. Lawns must be well kept with uniform ground cover. Dead trees, plants and shrubs must be removed or replaced. Rental properties must be maintained.
3. Any vehicle that has advertising of any type displayed or painted on the vehicle must be parked in such a manner so that such vehicle cannot be seen from the street.
4. Small flatbed trailers should be located in the rear of the home or rear of the lot whenever possible.
Blanket Approvals
Satellite Dishes
The satellite dish company can determine the placement of the dish for best television reception. Screening of the dish may interrupt reception.
Outdoor Sporting Goods
Portable (movable) basket ball goals are permitted in the homeowner’s driveway and shall be kept in proper working condition. Basketball goals attached to the house or placed in the yard facing the street are not permitted. Permanent goals require ARB approval.
Clothes Lines
Permanent clothes line structures are not permitted.
Exterior/Seasonal Decorations
Seasonal decorations should be removed within 30 days after any holiday. Flags and Flag Poles
The United States flag is specifically allowed, but must be flown or displayed properly. Flag poles of a reasonable size attached to the side or front of the home is allowed.
Lighting
Post lights are acceptable, but the location of their installation is subject to review. Common Improvements
Common Improvements as indicated in the Declaration of Covenants shall require approval from the ARB. A request must be submitted and meet these guidelines. Approval is needed for:
Exterior painting/staining
Homeowners wishing to change the color of their home must present paint swatches for the body, trim and/or front door. Paint colors that are extremely bright or differ from the commonality of the sub-division should be avoided (e.g. pink, orange, bright yellow, metallic, etc).
Patios
Patios shall be located at the rear or side of your home depending on lot size. Patios can be constructed with home owner’s choice of materials. Example: natural colored concrete, slate, flagstone, brick, or pressure treated wood. If constructed of stone, brick, etc., it should be set on a paver-base material such as sand or crushed stone.
Decks
Decks must not pose drainage problems for you and your neighbors. Materials to be used must be designed specifically for decks and follow county building codes and guidelines.
Pergolas
Pergolas shall be located to the rear or side of the property.
Awnings
Awnings may be appropriate for rear or side-yard patios, decks and rear entrances. Awnings located on the front of the house should coordinate with the predominant trim color of the house such as shutter color. Metal and fiberglass awnings are not permitted.
Fences
1. All fence details must be reviewed and approved by the ARB. A plot plan must be included and marked to portray the location of the proposed fence.
2. All fences must be properly maintained and in good condition.
3. Fences on the side yards shall not extend past the midpoint of the side of the house to allow for utility screening, etc. Fences in side yards of corner lots shall not project any closer to the side street than the property line.
4. A signed acknowledgement is required from neighbors if proposed fencing is to tie into their existing fence.
5. Homeowners fences must be extend onto Tanager Farms Community common property. 6. Fencing finished on only one side must be constructed with the finished side facing out. 7. Existing topography, drainage, and landscaping shall not be disturbed for the construction of a fence except with the review and approval of the ARB.
8. Recommended fence heights are a minimum of four feet (4’) and a maximum of six feet (6’).
All fence style requests will be reviewed by the ARB. No vinyl or chain link fences of any type or color are permitted. Existing approved fences are grandfathered. Major repairs should be as close to the original fencing as possible.
Detached Structures/Sheds
1. Detached garages, carports of metal or fiberglass or large detached buildings (larger than a shed), with the exception of sheds are not allowed. Sheds are to be no larger than 12 X 20 or 240 sq. ft.
2. Sheds must be consisted with the design, materials and color of the house. Vinyl siding that matches the grade and quality of the primary residence and/or Hardi-Plant (cement board) must be installed horizontally and painted to match the color of the house. Building with T1-11 siding or metal siding is not permitted.
3. The shed must be placed on a concrete slab or use concrete footings in the corners. Flat roofs are not allowed.
4. Sheds being built on the property must submit building plans, materials, pain samples and a sample of siding. Plans for the structure must show all views with the dimensions clearly marked. Sheds must be in compliance with Franklin County building codes, rules, regulations and ordinances.
In Ground Pools
A copy of the homeowner’s lot plan with pool, deck, fencing, pump house or screening clearly marked with plans for any out building for pump housing or screening. County guidelines must be followed for placement of the pool, minimum fence height and permits. It is the responsibility of the homeowner to contact the county for a complete list of guidelines.
