Rental for Kitchen Use
Cooking Access Add-On Package
Add-On charge per hour : 100thb
Guests who wish to use the kitchen for cooking must book the Cooking Access Add-On Package, which includes access to the following facilities and equipment.

1 adjustable-temperature fridge

Cooking Access is not included in the base rental and must be booked as an add-on and in advance.
All equipment will be handed over in clean and working condition.
Renter is responsible for any damage, breakage, or loss of kitchen items.
Cleaning of equipment, utensils, and surfaces is expected after use. If additional cleaning is required, a cleaning fee will be charged.
Charcoal barbecuing is strictly not permitted indoors. If needed, it may be done outside at the front or side of the shop.
Cooking is only allowed on Level 1 (kitchen area) and not in any other part of the property.
The Cooking Access Add-On is charged at 100 THB per hour and must match the total duration of the base rental period.
For example, if the studio is rented for 4 hours, the cooking access fee will be calculated as 4 × 100 = 400 THB. It is not permitted to rent the space for 4 hours and only select 1 hour of cooking access. Partial hour add-ons are not allowed.
Cleaning Fee Policy
A mandatory cleaning fee of 650 THB applies to all bookings with:

This fee helps ensure the space is properly cleaned and reset for the next booking. The charge will be automatically added to your total during confirmation.
Rental Terms & Conditions
Inclusions
The base rental fee includes the use of both Level 1 and Level 2 of the house, electricity, air-conditioning, and Wi-Fi. It does not include additional add-ons. These can be arranged for an additional fee.Space Usage
Rental is for the entire property only (both floors). The space cannot be rented partially or at a reduced rate.Time & Overtime Policy
A 15-minute grace period is provided after the scheduled end time to allow for packing up and cleaning. Exceeding this will result in additional charges.Capacity
A maximum of 20 guests are allowed on the premises at any time during the rental period.Deposit
A refundable deposit of 650 THB is required for all bookings and must be paid together with the total rental fees. This deposit will be returned in full upon handover of the premises, provided the space is left in clean condition. If the venue is not properly cleaned or rubbish is not removed, the deposit will be retained to cover the cleaning fee.
Cleanliness & Rubbish
Renters are responsible for keeping the space tidy and removing all rubbish before leaving. The venue must be returned in the same clean condition it was handed over. If the space is found to be untidy, damaged, or requiring additional cleaning upon checkout, the 650 THB deposit will be withheld to cover the cleaning costs.Cooking & Appliances
No cooking, food preparation, or barbecue is allowed unless kitchen access and cleaning fees have been booked and paid in advance. For safety reasons, charcoal barbecuing is strictly prohibited inside the premises under all circumstances.
Use of Equipment
All equipment provided will be in working condition. Renters are responsible for any damage or loss and will be required to compensate accordingly.Prohibited Activities
Strictly no drugs, marijuana use, sexual activities, or any illegal activity is allowed on the premises.Sound Equipment
The use of personal loudspeakers, amplifiers, or audio equipment that may disturb the neighborhood is strictly not permitted.
Booking & Payment
Full payment is required to confirm your booking. Partial payments or deposits are not considered confirmed until the full balance is received.Overnight Use & Stays
The space is not for overnight stays unless explicitly rented as a homestay. Please contact us to discuss homestay arrangements if needed.CCTV Policy
CCTV cameras are installed for security purposes only. No footage will be shared with third parties. Recordings are stored securely for 10 days and then automatically deleted.Pets
If you wish to bring pets onto the premises, please inform us in advance before confirming your booking

*There is no parking space for cars at the shop or nearby. The nearest pay-per-hour parking facility is at Summerhill Shopping Centre, at BTS Phra Khanong.
