We have a high volume of closings division wide, sometimes up to ninety in a day and there are a lot of moving parts that you have along with the logistics of moving so knowing this information will be helpful.
TWO Walk Throughs
Strand will call you directly to set up the FIRST WALK through, usually around two weeks prior to closing. The walk is completed about one week to ten days before closing. If you have an agent who wants to attend with you please make sure that you tell them what time and date for the Strand walk. The Strand walk is a new home demonstration and you will also make a list and blue tape items that need attention before closing.
After your Strand walk, Your builder will call you directly to set up your FINAL WALK which will be a couple of hours before closing.
Closing Time: The closing manager will call you directly to schedule this.
You will NOT GET YOUR CLOSING TIME UNTIL RIGHT BEFORE THE CLOSING, SOMETIMES THE DAY BEFORE. The closing manager will not schedule that until the title co. receives the final seller approved CD and the complete closing packet from your lender. You can call your lender to check on this.
Keys: You will go to the title company to sign papers on the day of closing and then the title company will call you about an hour later (normally) to tell you that the loan has funded and then you can come to the model home to get the keys.
(clarification - normally one hour or less... if you closed and funded with DHI Mortgage. An Outside Lender can take longer)
Your house & mailbox keys and garage door openers will be at the model home. If you do not get the call quickly then call your lender and ask if it has funded. We cannot release keys until funding is confirmed. YOU CANNOT PUT ANYTHING IN THE HOUSE OR GARAGE UNTIL IT HAS FUNDED AND YOU HAVE THE KEYS.
MOVING TRUCKS: You should get your keys the day of closing but it is best not to set up a moving truck, service, deliveries or internet set up for that day. Most of the time you will not know your closing time with enough advanced notice to schedule any of this. If you do schedule things just know that you may not receive your keys until the loan is funded and will have to call and reschedule.
Utilities: It is best to call and set these up the day of closing or the day before. We cover three days of your utilities after the closing day. If your closing date is pushed out you will need to change the turn on or delivery date on anything that was scheduled.
Deliveries: If you order anything that arrives early before you are closed and funded you will have to come get the item, it cannot in the garage or on the property. If your closing date is pushed out you will need to change the delivery date on anything that was ordered.

Please make sure you bring a valid photo ID to closing that is not expired
In addition, if you are bringing funds to close it will need to be in the form of a cashier’s check made payable to DHI Title.
Your lender will provide the amount, if you have any questions please contact them directly.
*You have 3 business days after closing to transfer utilities into your name.
On the 4th day, utilities will be turned off*
