This case study is based on local SEO work completed for an agency client in the real estate industry. For confidentiality, the client name has been omitted.
The client is an established real estate agency based in Wellington, New Zealand, operating in a highly competitive local market. Their website needed stronger visibility on Google for high-intent real estate searches related to property sales, buying, selling, and local agency services.
The main objective was to improve organic search visibility, increase qualified traffic from Google, and strengthen the client’s presence for competitive local search terms.
Real estate is a highly competitive industry, especially at the local level. The client was competing against other established agencies for valuable search terms that potential buyers, sellers, landlords, and property owners were actively using.
Because competitors were outranking them for important local keywords, the client was missing opportunities to gain impressions, clicks, website traffic, and potential leads.
The goal was not only to improve rankings, but to increase visibility for searches with clear local and commercial intent.
To improve the client’s local search performance, I worked across on-page SEO, technical SEO, off-page SEO, and Google Business Profile optimisation.
The on-page work focused on improving the relevance and search visibility of key website pages and blog content.
This included:
Optimising blog content for relevant local search topics
Improving metadata, including title tags and meta descriptions
Reviewing keyword targeting for local and high-intent search terms
Strengthening page relevance for real estate-related searches
Supporting content alignment with user search intent
The technical SEO work focused on helping Google better crawl, index, and understand the website.
This included:
Reviewing crawlability and indexing issues
Supporting structured data implementation through schema markup
Checking canonicalisation to reduce duplication issues
Monitoring search performance through Google Search Console
Reviewing technical SEO factors that could affect organic visibility
The off-page and local SEO work focused on strengthening the client’s authority and visibility within the local real estate market.
This included:
Link-building support
Google Business Profile optimisation
Google Business Profile posting
Local visibility tracking through Local Falcon
Monitoring local keyword performance and search presence
This helped support both traditional organic rankings and local search visibility.
The SEO work was supported by a mix of keyword research, search performance, local SEO, and reporting tools, including:
Google Search Console
Google Business Profile
Local Falcon
Ahrefs
SEMrush
These tools helped monitor keyword visibility, track search performance, review local rankings, and identify optimisation opportunities.
Over the reporting period, the client recorded strong improvements across key Google Search Console metrics.
In the latest 3-month period compared with the previous 3 months:
Total clicks increased from 58.6K to 69.5K
Total impressions increased from 848K to 951K
Average CTR improved from 6.9% to 7.3%
Average position improved from 8.2 to 7.6
These improvements show stronger visibility in Google Search, more users clicking through to the website, and better average ranking performance across tracked search queries.
The increase in both impressions and clicks suggests that the SEO work helped the website appear more often for relevant searches while also attracting more traffic from users actively looking for real estate-related services.
This local SEO project showed how consistent optimisation can improve search visibility in a competitive real estate market.
By combining content optimisation, metadata improvements, technical SEO, Google Business Profile activity, and local visibility tracking, the client achieved stronger Google Search performance across clicks, impressions, CTR, and average ranking position.
