A tenant may have one guest stay overnight for up to two nights in any 30-day period without the consent of the landlord.
Any exception to this rule requires written landlord permission and approval from all roommates.
No guest of the opposite sex - or sexual partner - may stay overnight under any circumstance.
At South Pointe, any time past 1:00 AM is considered "overnight".
Any violation of the above is subject to a $100 fine for each occurrence.
Assignments and Regulations
Resident Stalls - Numbered stalls (including "N" and "S" spots) are for South Pointe residents. All vehicles parked in resident stalls must:
Be parked in the proper assigned resident stall.
Have a vaalid South Pointe Condominiums parking sticker.
Be in operable condition with current state registration decals.
Visitor Stalls - All stalls labeled "VISITOR" are for visitors only (i.e., no tenant vehicles).
All guest vehicles must be removed from visitor stalls between the hours of 1 AM and 7 AM each day, unless approved in advance by management.
For valid overnight guests, tennants shall notify management of guest vehicle information (i.e., color, make, model, licence plate).
Handicapped Stalls (1 per building) are for use by persons with valid handicap plates or placecards only.
Violations - any violation of the above rules is subject to one or both of the following:
Fine of $20 per occurrence
Towing by third party at vehicle owner's expense (no prior notice required).
Tennants must keep outdoor common areas clear of personal belongings and must clean up any messes, spills, etc., caused by them or their guests.
All trash removed from a unit must be place in the dumpster (i.e., not next to, in front of, or behind it - and not in the breeze way).
Patio and Breezeways
No boxes, bags, laundry, trash, furniture (unless desk furniture) or any other unsightly or noxious objects shall be permitted on the patio or the breezeway areas (trash shall be placed in the provided dumpster).
Picnic / Barbeque Area
Text management at 801-900-1808 to reserve the picnic area.
Use only charcoal or duraflame (or similar) logs in the firepit.
Tennants shall completely clean up all messes and spills in the picnic area, including debris left in the firepit.
With 24 hour prior notice, full - unit cleaning inspections will be held as follows:
When a new tennant moves into a unit with existing roommates.
In conjunction with the end of the Lease Agreement, even if no one is moving in or out.
Tennants will be provided with a cleaning checklist.
Tennants are expected to have the full unit thoroughly clean and accessible for these inspections (which may include access for carpet cleaning).
A $25 fine will be assessed to the tennant in the case of failed first inspection, and a return inspection will be scheduled.
Any subsequent failed inspections will result in an additional $50 fine until cleaning is completed.
Tennants shall inform management in a timely manner of any and all maintenance needs.
