The City of Vallejo’s new VALUE list, which was first unveiled during a City Council meeting on 22 July, has now been made mostly available following a public records request made by Solano Futuro.
The VALUE list, or Vallejo Assets and Land Use Entitlements, will provide city staff, public officials, Vallejo residents, and potential investors a look into all land inquiries, current projects, and new approvals in the City of Vallejo.
During the City Council’s 22 July meeting, many councilmembers expressed their intent to send follow-up emails to Planning and Development Services director Gillian Hayes on many projects discussed during the meeting. A week after the meeting, Solano Futuro filed a public records request to view those emails.
The City responded to the request on Thursday, uploading emails and the associated attachments, including the full VALUE list. Here are some projects that might potentially come to the City of Vallejo:
Locust Drive Subdivision: informal inquiry with DeNova Homes to build 46 new single-family homes on Locust Drive, east of Masonic Drive
Redwood/Sonoma: multiple informal inquiries to establish industrial uses, including auto dealerships or warehousing/distribution
Hillside Cemetery Residential: informal inquiry to redevelop 2201 Sacramento Street with new single-family homes
Vallejo Station Phase B: proposed Factory_OS mixed-use project around the Vallejo Station Phase B parking garage, 130 new market-rate apartments with ground-floor retail
Skyline Drive subdivision: informal inquiry to construct new single-family homes on 16 acres
Marin Street Cohousing: informal inquiry to establish cohousing at 824 Marin Street
El Dorado Multifamily Housing: informal inquiry to demolish existing duplex at 2313 El Dorado Street and to create 8 new multifamily units
Superior Self-Storage: proposed four-story mini-storage next to historic home at 110 Admiral Callaghan, formal preliminary application submitted
Popeyes: informal inquiry to turn already approved Sonic Burger at 4375 Sonoma Boulevard into a Popeyes, requires reapplication for entitlements as entitlements have expired
Merrigan Napa River: informal inquiry to develop a site north of SR-37 on Mare Island
437 Pennsylvania: formal preliminary review application to develop a three-story, 22-unit apartment complex, potentially using streamlined entitlement process granted by SB 35
Valley Glen Subdivision: formal preliminary review application for 50 new homes on a vacant site on Oakwood Drive, either using zero-lot lines or duets
333 Georgia Street: formal preliminary review application to renovate interior and exterior of building for use as a church
Harbor Park Expansion: informal inquiry to add three new, five-story buildings, totaling 143 new units, using streamlined process granted by SB 35
Mini Drive/Stanford Drive Workforce Housing: informal inquiry for 44 new workforce housing units
Napa River Lodge: informal inquiry to develop new three-story, 26-room hotel at 913 Wilson Avenue
Former Walmart: informal inquiry to develop retail, storage and industrial/flex office space
Petroleum Wine Expansion: informal inquiry to expand into buildings 99, 99A, and 235 at 1087 Nimitz Avenue
Solano Ranch: formal preliminary application for 216 apartments, four-story 102-room hotel, 27,000 square feet of retail spread across four buildings, and a gas station north of Columbus Parkway/Admiral Callaghan Lane
IRD Mixed-Use: informal inquiry to develop 139 new single-family homes, 798 apartments, and a 222-room three-story hotel north of Columbus Parkway/Admiral Callaghan Lane
419 Georgia Street: informal inquiry to restore brick facade with possible live/work units on ground floor
Kentwig Lanes Property Redevelopment: formal preliminary review for the reuse of the former Kentwig bowling alley, reconfiguration of the parking lot, a new drive-thru restaurant, and 21 new townhomes along Jordan Street
Blue Rock Springs: formal preliminary review for 500-600 new single-family homes and 18-hole golf course
La Quinta Inn: formal preliminary review for a four-story, 96-room hotel at 5190 Sonoma Boulevard
Hiddenbrooke European Village: informal inquiry for new hotel, retail, and high-end housing on hilltop
Of course, it may be many years before these projects are fully realized. Some of these projects may never even be fully pursued.
