Sem Yeto is a city-owned property located at the former Sem Yeto school site in the Heart of Fairfield Specific Plan area. The City worked with SGPA to design a conceptual project for the site. The concept would add 276 units across five stories on a 2.2 acre site.
However, staff is now reworking the project as townhomes.
This project is conceptual. Staff are looking for alternative designs due to the potential infeasibility of this design, as the original concept could cost up to $105M. The goal is to make the site shovel-ready.
Staff anticipates bringing a revised proposal to the City Council in September.
The conceptual design was shown to the City Council at their November 20 2018 meeting. It was also shown at the Solano County City-County Coordinating Council Housing Summit on February 25 2019.

During this meeting, city staff updated Council on the implementation of the Heart of Fairfield Specific Plan and said that they are working on alternative, less costly designs.

In this issue, City Manager Stefan Chatwin gave an update on the project.
Suisun Valley Place is a proposed mixed use retail and residential center at the corner of Suisun Valley Road and Business Center Drive. The site would host a 40,500 square feet movie theater, 33,712 square feet of retail space, and around 225 new residential units.
It is unknown if this proposal is the same as the Green Valley Village project mentioned in Lewis Planned Communities' Request for Qualifications packet for Solano360. However, that project would create 15 acres of commercial and 25 acres of high-density residential.
This project is conceptual.
Union Avenue Housing Tower is a conceptual project that would create a 65-feet tall apartment building at 460 Union Avenue. This project would be located within the Heart of Fairfield Specific Plan area.
This project is conceptual. The City has had two conceptual reviews for the project.
