Having had a positive experience at Smuggs, they have decided to come to Jeffersonville.
New in Town in Cambridge, let's welcome Poor House Pies. They have recently been well received in Cambridge, located on Rt 15. They opened this new location with a cafe serving breakfast and lunch, along with their famous pies. They are also baking donuts for all to enjoy.
It's been a year since Erica's Village Diner opened in Cambridge. If you have not been, try to stop by. They serve until 2 pm every day. If you get a chance, read the current article in Seven Days.

Coming soon this Summer: SNHA 2026 Survey. SNHA conducted a survey several years ago. It contained questions pertaining to SNHA and the resort. The response was overwhelming and valuable to all. Look for the 2026 survey this summer and consider completing it.

Real Estate
Sales of homes experienced a slight increase in 2025. Supply and demand conditions continue to favor sellers with regard to prices. A complete rundown of sales statistics for the past year will be presented as usual at the annual meeting on July 3 2026.
Fractional Owner Communication
This committee maintains contact with the share owners association (Family Share and Equishare) so that our groups may coordinate when our needs and interests align. There may be more such activity as our relationship with new resort ownership continues to evolve. .

This is a reminder to all homeowners to ensure that your unit owner’s policy – HO6 – is current. This policy insures the contents, offers liability protections, loss of use, and potentially other items. Please check with your carrier for specific details regarding your policy. If your home is in the rental program, this policy is required. All owners, regardless of rental status, are strongly encouraged to have this coverage. This is a reminder to all homeowners to ensure that your unit owner’s policy – HO6 – is current. Finance/Audit
The Finance and Budget Committee has received the annual financial reports for the Common Village Fee
(CVF) and Stormwater Management from SNMC. We are in the process of reviewing those reports and will communicate any questions to the resort.
All regime directors are reminded to please complete their annual regime meetings as soon as possible to ensure that budgets (operating and projects) are proposed, reviewed, and adopted. This will ensure adequate funds are available for both operating expenses and reserve funding.
Quality Home Program
The long-awaited option to stream on the TVs in our Smuggs home is now available! After more than a year of testing and the introduction of the ”new wifi”, Smuggs has made streaming a reality in all of our units.
At the Annual Meeting in July of last year, we approved a revision to the “standard home” QHP Guidelines for homes in the Smuggs Rental Program. This means that on your 2027 Action List, you will see a requirement that any TV in your home must be able to stream and receive cable. Smuggs does not require you to purchase a specific TV but recommends Samsung and LG Smart TVs, as these brands have proven to be the most reliable, guest-friendly, and fully compatible.
They have also required the fewest service calls. Other brands—such as Roku, Insignia, Apple, and Vizio—have shown compatibility challenges and programming issues. Additionally, Samsung is the brand that Smuggs keeps in stock, making it the quickest and easiest option for replacement or upgrades. Please note that streaming devices such as Roku, Fire TV Sticks, Chromecast, etc., are not accepted in place of TVs that stream.
The TV size should be compatible with the size of your room. The chart below will help you determine which size is best for your room.
Technology / Wifi update
Smuggs has upgraded to a modern wifi system that replaces login portals and device limits with a secure Reservation WiFi Code for each unit. This makes the network easier, more secure, and more flexible for both guests and owners.
Full and share owners may request a permanent Owner WiFi Code so devices can stay connected between visits. Full owners may use this code to connect their personal Wi-Fi-enabled devices in the home. Share owners may have WiFi-enabled devices in their homes that are handled with a Maintenance WiFi code.
This means that, aside from connecting a smart TV to the Internet (which was our original objective), an owner can now also install and connect:
- wireless speakers
- smart thermostats
- leak detectors
- smart plugs
- motion detectors
SNHA is investigating bulk purchases of thermostats, leak detectors, and other kinds of sensors. Contact us if you have any recommendations!
In addition, it will be easier to use WiFi-enabled appliances you might use for your own stay, but not make available to renters, like
- smart lighting
, sous vide cooker
, robot vacuum or mop

Information on costs to Owners "in the Rental Program" for the Smuggs WiFi System is available in the Owner Benefits Grid on the Owner Network. The cost for a full owner "not participating in the Rental Program" is currently $493 / year. The Share Owners Benefits Grid has the cost for the Equishare and Familyshare owners (half and a third, respectively).
Damage Fund
The committee received a summary report for the 2025 damage fund. Although expenses had been trending downward over the past few years, there was a $ 3,200 difference between expenses and contributions. This tru-up was shared between management and homeowners and appeared on the fourth-quarter statement.
Primary Cost Drivers:
Many expenses were related to high-frequency replacement and maintenance items rather than large damage, including:
Bedding & soft goods (blankets, pillows, mattress pads, and encasements)
Kitchen smallwares & dishware replacements
Bathroom and plumbing repairs (toilets, drains, shower components)
Traffic-area carpet cleaning and minor carpet repairs
Doors, sliders, blinds, and hardware adjustments
More specific information will be shared at the annual HO meeting.

Hot Water Heaters
SNHA is reviewing the warranty expiration dates for owners' water heaters to determine which ones must be replaced this year.
It is important that hot water heaters are replaced on time to avoid leaks and the damage they can cause not just in the individual home but also in surrounding homes.
We will be reaching out to the owners affected this spring with details about the Hot Water Heater Replacement Program.
🍞Cambridge Community Food Shelf
We encourage continued support and donations from SNHA and Smugglers’ Notch. The Resort has given back to the local community by supporting the Cambridge Community Food Shelf. This volunteer-based, non-profit organization is dedicated to providing food, clothing, and other essential items to local families in need. 👚Cambridge Clothing Bank
With temperatures looking to stay well below freezing, please keep in mind the Cambridge Clothing Bank if you have winter weather gear, especially jackets, to move along. All clothing should be freshly washed or cleaned and not have any animal hair on it. The clothing bank has a particular need for winter clothing for men, especially in larger sizes, and for boys and girls sizes six to 16, though all sizes are welcome. They cannot accept donations of shoes or boots, so those should go to Goodwill. Drop items off on Tuesdays between 1 and 7 p.m. at the Maple Street side of the Second Congregational Church in Jeffersonville.
