If any of our properties are available for rent, you will see a sign in the yard of the address, a listing on Facebook, and/or listings across major real estate sites like Zillow. We also list the rental property on our website here.
Unless otherwise noted, we look for credit scores within 590-690 depending on the property you are applying for. We require all prospects to fill out a non-refundable background and credit check via SmartMove (the link will be sent to you at your request). This application typically costs $40.
Rent is due on or before the 1st of the month before 11:59 PM. This means that for rent to be considered on-time, it should be deposited to Shah STARR Properties no later than 11:59 PM on or before the first of every month. As per state law and as a general policy, Shah STARR Properties does offer grace periods on a property-by-property case.
Please note that rent submitted after the grace period is considered late and the tenant will be charged all relevant late and administrative fees. Failure to settle the full balance in a timely manner will require us to pursue the eviction process.
Shah STARR Properties accepts a variety of payment methods. Our preferred method is the fastest, easiest, and free. We prefer to use Zelle with all of our tenants. You can download the Zelle app on your Android or iOS device for free. You can submit payments to the email address provided on your invoices. Please note that for first time submissions, there are occasional technical issues. For this reason, we recommend that you submit your first month's rent early to ensure an on-time payment.
We also accept cash, checks (made out to Shah STARR Properties), credit and debit card payments which are subject to a 3% convenience fee, and money orders (made out to Shah STARR Properties). While we entertain these methods of payment, we prefer that all tenants use Zelle.
As per your lease, Shah STARR Properties strictly enforces late charges for all tenants. For leases in Texas signed after September 1, 2019, the late fees are capped to 10% of your monthly rent. Unless otherwise updated, we charge 10% on the last day of your grace period at 5:01 PM.
To maintain our assets, Shah STARR Properties conducts quarterly inspections on all of our properties. Typically, tenants will be notified when the property manager and/or handyman plan to visit the property. We do use a third-party Pest Control service which visits on a regular basis at no additional cost to the tenant. All tenants are responsible for their own lawn-care, utilities (water, electricity, wifi, etc...), and garbage services.
As per industry practice, Shah STARR Properties generally expects to maintain a 3% increase on rent every year on every asset for leases that are signed annually. While this is our expectation, rental increases can be lower or more than this depending on market conditions. The tenant will generally receive an email and written letter 30 days before their lease is scheduled to end stating any changes to their rent.
Shah STARR Properties allows certain pets in all of our houses. Service animals are allowed with proper documentation as per state law. Non-service animal pets are charged pet rent. You can download the pet rent form here. Please contact info@shahstarrproperties.com for more information.
