Frequently Asked Questions
We aim to provide you with an offer as quickly as possible. However, we also want to ensure that the offer accurately reflects your property's current condition and your unique situation. That's why we generally wait to make an offer until we've had the opportunity to meet with you and see your property in person.
Trust us—this approach allows us to give you a more reliable and realistic offer.
Here’s how our process usually unfolds: First, we’ll have a phone conversation to determine if our services are best for your particular needs. If not we offer as many of our resources possible in effort to find you something that's even better. Then, we’ll schedule a meeting at your convenience to visit your property. Afterwards, we’ll put together an offer for you, which is typically ready within a few hours of our meeting or by the next day at the latest.
In most cases we aim to close within 7-10 days. Of course each situation is unique so it could go beyond that, but we still do everything we can to make it as quick as possible for you.
However, we are an investment firm so we won't be purchasing your home or property to live in personally. This means that regardless of the situation, we will fully accommodate your timeline and your needs. If you need a month or two to move out and be re situated, we can accommodate that.
On the other hand, if you need to close the deal quickly, for any reason, we can accommodate that too.
No.
One of the greatest advantages of working with us is that you'll never be asked to make repairs when selling your house to us. Unlike retail buyers who often finely judge every detail and present you with a lengthy list of needed fixes, we take a different approach.
Depending on the age and condition of the property, we might bring in a home inspector for our due diligence, but this is purely for our own reference to understand what needs to be repaired, if and when you choose to sell to us.
You can rest assured that you won't have to make a single repair when you work with us.
We charge absolutely no fees! When we make an offer on your property, the amount you see is exactly what you'll receive at closing!
This is quite different from selling your house on the open market. Typically, agent fees alone can be around 6% of the sale price. On top of that, closing costs can amount to several thousand dollars, especially if the buyer asks you to cover them.
Additionally, retail buyers often request inspections and provide a list of repairs, which can also cost you thousands.
None of these fees will be a concern when you work with us. We don’t charge agent fees, we cover your closing costs, and we won’t ask you to make any repairs. These benefits alone can save you tens of thousands of dollars!
We do everything we can to give you an offer that's fair, realistic and that works best for you.
We take every effort to accurately control renovation expenses and keep our rehab budget reasonable, and low, so that we can pass those savings on to you.
Ultimately, we base our offers on the finished value of the property and how much it will cost to professionally renovate it. We're even happy to can share with you in detail how we calculate your offer.
Always have peace of mind knowing that you have no obligation, and will never be pressured by any one of our team members, to accept our offer!
Even if we end up not being your buyer, we will share as much information with you as we can to educate you and offer resources and help you pick the best solution for your situation.
We understand that this might be one of the top questions on your mind. Several factors go into each offer that we make on a house, or any property. The most important considerations are the location, size, condition, finishes, what nearby homes or similar properties have sold for, and what we plan to do with the property if you choose to sell it to us.
We take all of these things into careful consideration and work to calculate an offer that works best for you. We also take your near-term plans into consideration as part of the big picture and try to structure our offer to help you meet them!
