Yet having some black on white Terms and Conditions will help you when choosing to book accommodation with us, so check them out below!

In short you agree to the following:

- noise is to be kept to a minimum at all times

- the property can be enjoyed with an absolute maximum of seven paying guests at any one given time,

- no visitors, gatherings or parties

- all rubbish, food, take away containers, etc will be cleaned up and the dishwasher on after before leaving, because these kinds of things aren't included in the clean

- that you agree to our terms and conditions and the laws included in the Code of Conduct by the N.S.W. Department of Fair Trading

We always try to help out if you need to cancel your booking where there are cancellation fees as per below. 

If we can re-book your stay, we'll give a full refund! This is generally not a problem, yet we cannot promise anything.

Cancellation policies:

There are no exemptions to the below policies due to Covid19.

The following fees in the event of cancellation:

- cancellation of 1 day to 7 days: 100%, i.e. there is no refund

- cancellation of 8 day to 30 days: 50% of total booking

- cancellation of 30 days and earlier: no charges

Other things:

We adhere strictly to the laws and regulations in the  "Code of conduct for the short-term rental accommodation industry", the STRA and Kiama Council policies. 

You may not book this property if you or anyone in your group are on the exclusion register.

You may not book this property if you are not staying at the property with your guests.

Please understand that under no circumstances are any extra guests or visitors above the number in your booking allowed, and that we do not accept any functions, gatherings, visitors or parties. 

We respect our neighbours, and are thankful that you understand when booking that you will be enjoying a stay that encompasses a relaxed atmosphere and quieter noise levels.

The property is to be left in a tidy and clean state. Final clean only includes change of unsoiled bedclothes, towels, vacuuming, mopping, wipe over of bathrooms, dusting etc. Final clean does not include any excess dirt, sand, damage, garbage, unclean sofas, soiled beds, etc, and this will be charged as extras after vacating the property.
