The following Terms & Conditions govern the rental and occupancy of residential units at Safa Enclave. These are intended to ensure transparency, safety, and a harmonious living environment for all residents.
Monthly rent must be paid between the 1st and 5th day of every month.
Rent must be paid in advance at the beginning of the month.
Delay in rent payment beyond the due period may attract penalties or action as per the rental agreement.
Rent shall be revised every financial year, based on prevailing inflation rates in India.
A security deposit equivalent to three (3) months’ rent must be paid at the time of booking.
The security deposit is refundable at the time of vacating, subject to deductions.
Half month’s rent will be deducted from the security deposit towards painting, cleaning, and normal wear & tear.
Any additional damage or unpaid dues will be adjusted against the security deposit.
Monthly maintenance charges are payable as follows:
2 BHK: ₹400 per month
1 BHK: ₹300 per month
1 RK / Small Units: ₹150 per month
Maintenance charges cover common area upkeep, lighting, and basic facility maintenance.
Each unit is provided with a separate SBPDCL rechargeable electricity meter.
Electricity consumption charges shall be borne entirely by the tenant.
Water supply is provided through overhead tanks and an underground sump tank (emergency use only).
Tenants are expected to use water and electricity responsibly.
The rented premises shall be used only for residential purposes.
Subletting or sharing the unit with unauthorized persons is strictly prohibited.
Structural changes or alterations to the flat are not permitted without written consent from the owner.
Tenants must maintain cleanliness inside the flat and in common areas.
CCTV surveillance is installed in all common areas including parking, staircase, and terrace.
Gas cylinders must be kept outside the kitchen (first floor units) as per safety norms.
Emergency exit doors and balcony safety grills must not be tampered with.
Tenants must follow all safety instructions provided from time to time.
One two-wheeler parking space is allotted per unit, subject to availability.
Parking is strictly limited to designated areas only.
The owner shall not be responsible for theft or damage to vehicles.
The terrace is a common facility and may be used for social gatherings and small functions.
Loud music, alcohol consumption, or activities causing disturbance are not permitted.
Tenants must ensure cleanliness after using common areas.
Tenants are responsible for the conduct of their visitors.
Any activity causing nuisance, noise disturbance, or inconvenience to other residents is strictly prohibited.
Illegal or anti-social activities will result in immediate termination of tenancy.
Submission of Aadhaar Card is mandatory on the first day for police verification.
A valid rental agreement must be executed before taking possession of the premises.
Tenants must provide prior notice as per the rental agreement before vacating.
The flat must be handed over in clean condition.
All keys, access devices, and fixtures must be returned at the time of vacating.
Pets are allowed only with prior approval from the owner.
Any violation of these terms may lead to termination of the tenancy.
The owner reserves the right to amend these terms when necessary, with prior notice.
