Specifications

Sand - we use Manufacturing sand for Concreting and plastering.

Bricks - Burned table mould bricks or solid concrete bricks will be used.

Cement - 43/53 Grade

Steel - Fe500/550 TMT Steel

Flooring - Vetrified tiles for internal flooring, Glazed tiles for Bathroom & Kitchen and Antiskid tiles for External Flooring.

Plumbing - Astral / Ashirvad / Supreme CPVC Pipes for bathrooms, Kitchens and Sanitary works will be used

Wood - Teak wood for Main Doors, Sal Wood for Internal Door & Window frames, Honna Wood for Window Shutters and Solid flush doors for Internal Door Shutters.

Electric - VIP National Pipe for roof and wall work, Finolex / Havells Cables and Anchor Roma for Switches and Sockets.

Painting - Asian tractor emulsion for internal pain, Apex/Ultima for external Painting work and Enamel Paint for Grill and Railing works.

Bathroom Fittings - Jaguar / Hindware fittings for Sanitary & Shower Taps, Wash basins etc.

Door Fittings - Godrej Door fittings and SS fittings for Doors and Windows.

1. Earthwork

   • Excavation in foundation up to depth of 5ft to 6ft depending upon soil condition, including disposal of excavated earth and disposed earth to be leveled and neatly dressed including backfilling removing of bottoms.

   • Excavation for plinth in all types of soils including disposal of excavated earth and disposed earth to be leveled and neatly dressed including backfilling removing of bottoms .

2. Foundation Work

   • Required plinth beams including centering ,shuttering,curing,watering,ramming & consolidating etc..

   • Providing and laying PCC of ration 1:3:6 with 4" thickness using 53grade cement

   • Providing footing pedestal pf M20 grade concrete [ thickness varies depending upon number of storey ]

1. RCC Works

   • Providing and laying reinforced cement concrete using M20 grade as per structural design including centering , shuttering , curing for Footings, Columns , Plinth beam , Floor beam, Floor slab & Staircase

2. Steel Works

   • Providing & fabricating reinforcement steel TMT bars [ Fe 500 ] using make . including cutting, bending, placing in position, lapping including using SWG binding wire etc..

3. Walls & Masonry Works

   • Construction using concrete cement blocks / clay bricks for super structures using «" cement mortar of ration 1:4 using 53 grade cement.

4. Plastering Works

   • Providing and plastering in cement mortar 1:3 for ceilings, roof beam etc.., 12mm thickness with necessary scaffolding, smooth lime rendering , curing etc..,

   • Providing and plastering in cement mortar 1:3 for internal walls ,columns etc..,

   • 12mm thickness with necessary scaffoldings,smooth lime rendering, curing etc.cre to be taken to provide plastering mesh at wall / column / beam junctionsand also at places where electrical conduction will be done.

   • Providing and plastering in cement mortar 1:3 for external walls , chejjas, beams, columns etc., 12m m thickness with necessary scaffolding, sponge finish including mixing waterproof compound of approved make[ fosroc ] as per manufacturer's specifications etc..,

1. Doors & Windows

   • Providing & fixing teakwood paneled door for main door as per the approved drawings, specifications & directions . The frame thickness of [6" x 4"]to be fixed in the walls with MS hold fast packed in concrete. [The necessary hardware such as hinges, handles, bolts, doorstop to be valued at Rs 2,000/-] The cost includes sealer & 3 coats of hand polish with necessary surface preparations.

   • Providing & fixing 32mm thickness flush doors with sal wood frame of thickness [5" x 3"] for internal room doors and toilet doors as per the approved drawings, specifications & directions. The doors and frames to be finished with enamel paint on both sides.[he necessary hardware such as internal bolts, hinges, doorstoper be valued at Rs 1000/-]etc.,

   • Providing and fixing aluminum powder coated two track Jindal make 16 gauge windows with 4mm tinted or translucent glass and with 10mm bright rods and safety grill of size 4' x 6' 1 no's in living room and 4' x 4' 1 no's in each bedroom, kitchen and bathrooms 3' x 2' 1 no's or sal wood frames & honne wood shutters

2. Flooring Works

   • Providing & laying polished Vitrified tiles for floorings make laid in cement mortar 1:6 joint free etc.,[basic rate Rs 50/-sft price including laying]

   • Providing & laying polished granite staircase tread & raiser make laid in cement mortar 1:6 joint free etc.,[basic rate Rs 80/-sft price including laying]

   • Providing & laying polished ceramic tile flooring for bathrooms of approved size and make laid in cement mortar 1:6 joint free etc.,[ basic rate rs 40/-sft]

   • Providing & laying glazed tile wall dadoing for bathrooms & kitchen of approved size &make laid in cement mortar 1:6 joint free etc., [basic rate Rs 40/-sft]

   • Providing & laying 30mm parking tiles,

3. Kitchen Works

   • Providing & fixing 20/30mm thick medium black/green granite cooking platform including chamfering, edge cutting, polishing, fixing of sink with joining materials neatly finished.

   • Providing & fixing SS sink with the necessary fixtures [ basic rate rs 2500/- ]

4. Electrical Works

   • Providing &fixing [ National VIP ] pipes, electrical wires [ V guard / finolex ] all switches and fittings of anchor

   • Hall 2 light points, 1 fan point, 1 T.V point and 1 no's 5 Amp switch .

   • Rooms 2 light points, 1 fan point, 1 no's 5 Amp switch.

   • Dining hall 2 light point, 1 fan point, n1 no's 5 Amp switch.

   • Kitchen 2 light point, 1 no's 15 Amp switch,1no's 5 Amp switch.

   • Bathroom 1 light point 1no's 15 Amp switch and 1 geyser point.

   • All around building 4 light points shall be provided & 1 calling bell point.

5. Plumbing Works

   • Including all fixtures such as pillar cocks, wall mixers, over head shower spout, health faucets of jaguar make / hindware [basic model]

   • Ceramic fixtures such as wash basins, commodes of cera / hindware [basic model white colour with necessary taps & fixtures]

   • Ashirwad/Astral/Supreme CPVC pipes and fittings for the water lines [ ideal for hot & cold water supply operational life of 50 years, retards bacterial growth, tough and reliable, fire resistant ]

   • Ashirwad SWR pipes for the waste & sewage line.

   • Provision for solar water heater & geyser point in bathroom & Provision for aqua guard point in kitchen

   • Providing & fixing 100mm rain water pipe [ PVC ] complete 'U' clamps & necessary fixtures

6. Waterproof Muddy Work on Terrace

   • Providing & laying water proof coarse using 12mm graded stone on terrace over RCC slab and finished with spreading cement slurry & laying screed concrete in cement mortar 1:4 and mixed with water proof compound of approved make [fosroc] laid to required gradients & slope, the top finished with leak proof joints & walls with waterproof cement compound.

7. Miscellaneous Works

   • Providing & fixing of over head tank [sintex/ganga/cauvery] of capacity of 1000 liters elevated 6' above the terrace level etc,..[ for extra per liters rs 8 ]

   • Providing & fixing security grill for the utility area, staircase railings made of 10mm square bars at intervals of 6" with 1 coat of primer & 2 coats of approved enamel paint etc,..

8. Painting Works

   • Providing premium tractor emulsion paint [Asian paints] fpr ceiling and walls including the necessary primer & 2 coats of [ Asian paints ] putty etc,.. The original surface to be scraped & rubbed with sandpaper to cover all minor defects. including scaffoldings etc,.

   • Providing water proof exterior grade paint over 1 coat of primer [ Asian ] including the necessary scaffolding etc,.. the surface should be thoroughly cleaned & wetted before painting, The curing will be done as per manufacturer's specifications.

   • Providing enamel spray polish [ mat finish ] for teak wood main door.
