Act I opens as the eccentric narrator Egg welcomes the audience to Bloomsfield College before introducing Mateo Kingzington, the confident president of the Queer Corner, and Aidan Edwards, an anxious Resident Assistant who prefers order over chaos. During move-in day, WELCOME TO THE GAYBORHOOD introduces new students to the accepting campus community while Mateo immediately takes an interest in Aidan, whose frustration with Mateo's loud personality spills into EASY DAY. Back in his dorm, Aidan reveals that he is still hiding his sexuality from his emotionally dismissive mother, setting up the internal conflict that follows him throughout the story.

The next day at the Activities Fair, Alpha Sigma Rho steals the spotlight with FRATTASTIC DISASTER, drawing attention away from Aidan's theater booth. After Bo reveals that Mateo genuinely likes him, Aidan and Mateo's rivalry escalates into the musical theater showdown GHOST OPERA, where Mateo's complete lack of Broadway knowledge hilariously clashes with Aidan's passion. Their argument unexpectedly ends with Aidan challenging Mateo to attend a musical together, which Mateo immediately treats as a date. Soon afterward, Sam arrives on campus and convinces Aidan to attend Alpha Sigma Rho's party in LIVE A LITTLE, JUDGE A LOT, despite his insistence that he has no interest in Mateo.

That evening, the fraternity erupts into LIGHTS OUT, MINDS OFF, introducing Aidan to a world completely outside his comfort zone. Away from the noise, Mateo and Aidan share a surprisingly genuine conversation about soda, sobriety, and who they really are beneath their public images. Their growing connection culminates in a slow dance, but the intimacy overwhelms Aidan, causing him to flee the party in panic. While Aidan spirals over what happened, Amayah comforts him, and Mateo is left wondering what went wrong.

The following day, Aidan's mother pressures him to stay hidden after hearing about the party, reinforcing the shame he has carried for years. Honoring his promise, Aidan takes Mateo to an improv performance during RUIN HIM WITH CULTURE, where Mateo unexpectedly embraces Aidan's love of theater instead of mocking it. Afterwards, Mateo invites Aidan to help with the Queer Corner carnival, and Amayah encourages Aidan to recognize that his fear of Mateo is really fear of accepting himself.

At the carnival, CARNIVAL OF CHAOS turns the event into complete mayhem before Mateo volunteers for the dunk tank and dares Aidan to throw the winning ball. Caught up in the excitement, Aidan impulsively kisses Mateo in front of the entire crowd before immediately panicking. In THAT WAS NOT A MOMENT, Aidan desperately tries to convince himself the kiss meant nothing, but privately admits that he liked it, ending Act I with him running away as Mateo stands stunned by what just happened.

Act II begins with Egg revealing that Bo secretly recorded Aidan and Mateo's carnival kiss and spread it across campus. As the video goes viral, Aidan's mother berates him and demands that he hide who he is, while Mateo finally confronts Aidan about running away. In DO YOU THINK I DON'T THINK ABOUT IT, Mateo admits his feelings are real, refuses to keep pretending the kiss meant nothing, and leaves Aidan his number before walking away. Alone with his friends, Aidan wrestles with his fear and shame in TELL ME WHAT TO FEEL, ultimately realizing he wants Mateo just as much as Mateo wants him.

Determined to stop running, Aidan goes to the Alpha Sigma Rho house, ignores a call from his mother, and admits his feelings to Mateo. Mateo kisses him and officially asks him on a real date, while Sam, Amayah, and Kyle excitedly help Aidan prepare for the evening. Choosing to wear his father's tie as a reminder of the parent who truly accepted him, Aidan meets Mateo and takes his hand, beginning their relationship on his own terms. Along the way, they narrowly escape Egg's latest dirt obsession during DO YOU WANT SOME DIRT?.

Mateo surprises Aidan by reserving the campus theater for a private date, where he reveals that he learned about musicals simply because they mattered to Aidan. During LEARNING YOUR WORLD, the two open up completely, dance across the stage, and confess that they love each other before sharing a heartfelt kiss. Back at the fraternity, Mateo can no longer contain his excitement, celebrating his new relationship in HOLY SHIT I THINK IT'S LOVE, while Bo unintentionally turns the romance into campus gossip with GUESS WHO KISSED THE RA. Aidan's friends discover the viral post but decide to give the new couple time to enjoy their happiness before asking questions.

Back in his dorm, Aidan reflects on the joy Mateo has brought into his life in HE'D STILL CHOOSE ME, only for his mother to once again call and shame him for being gay. This time, however, Aidan refuses to let her define him, standing up for himself and choosing the life he wants rather than the one she demands. Mateo arrives soon afterward, and the two reaffirm their love, while Bo sincerely apologizes for spreading their relationship across campus, allowing everyone to move forward together.

Two years later, graduation arrives, bringing the story full circle. Surrounded by their friends and the Bloomsfield community, Mateo publicly declares his love for Aidan and asks him to spend the rest of their lives together. Aidan happily accepts, and the company celebrates love, growth, chosen family, and self-acceptance in the finale, TO THE REST OF OUR LIVES.
