Application for Pre-Approval

Applicants must be of legal age, eighteen (18) years and over. Everyone who will be residing in the home, and if over the legal age of eighteen (18) years, must submit an application and pay an application processing fee.* In order to help us review your application in a timely manner, we ask that you complete every section of the application. There should be no lines left blank. If a line does not apply, please fill in with N/A.

A completed application contains:

  • A completed DASH Property Investments tenant application (One for each individual 18 years and older)

  • Copy of a Valid Government issued ID

  • Section 8 Voucher (if applicable)

  • Proof of Income

Proof of ID

When accepting applications, DASH Property Investments requires acceptable, current and valid photo identification from all applicants.

    1. Acceptable Identification: Current state driver’s license, Current state ID, Military ID, Current passports.

    2. Unacceptable Identification: Department store ID, Documents or cards without photo, Expired ID.

DASH Property Investments reserves the right to refuse any identification that is not current. We also reserve the right to refuse any identification that is not in a condition to be read.

Section 8 Voucher (if applicable)

If the property of interest accepts Section 8 (CMHA, EDEN and PPHA) vouchers. Section 8 prospects are asked to submit a copy of the voucher with other supporting documentation for review. We will only accept the voucher sizes listed in the property description.

Proof of Income

We require proof of income documents (i.e. a copy of pay stubs for the last 60 days, a copy of last two years of income tax returns, offer letters, award letters, etc.). Gross monthly income is evaluated to make sure that income is within our rental qualification guidelines. The gross monthly income of all occupants will be considered jointly. Gross monthly household income must be a minimum of:

    1. 2.75x monthly rent for Cash

    2. 1.5x monthly rent for Section 8

Example:

Self-Employment: Must provide the last two years of income tax returns as evidence of sufficient income. Persons who hold jobs that are commission only, base salary plus commission, tips, or bonus will be considered self-employment.

Please Note: Child support will not be counted as income. Additionally, overtime may be accepted as income as long as 4 consecutive pay stubs show overtime or employer verifies that overtime is required.

*Application Processing Fee

We require a $35 non-refundable application processing fee (plus $35.00 per additional adult applicant) to proceed with the application process after pre-approval and if you want to move forward after taking a tour of the property of interest.

Background Screening

We conduct a background check on rental, credit and criminal history, while also verifying residency and employment.

  • Evictions - Must be over 3 years or have any debt obligations paid off.

  • Bankruptcies and Foreclosures - Must be over 2 years. Open Bankruptcies will be declined.

  • Credit History - Although our decision is not solely based on credit, credit history should show that you have paid bills on time and do not have a history of debt write-offs or collection accounts. Any money owed to a previous landlord or to any utility company may be cause for denial. Residency may also be denied due to poor credit history or high debt-to-income ratio.

  • Criminal Background - Applications from all applicants with felonies will be reviewed to determine each candidate's eligibility based on length of time and offense. Final approval will be determined by the Owner. Prospects who committed sex crimes are automatically disqualified.

  • Rental Verification - Up to 36 months of residency history will be reviewed and must exhibit no derogatory references (such as evictions, filings of initial evictions, or residential collections), and must have given 30 day notice to vacate to previous landlord. Any debt owed to a landlord and/or utility company must be paid or your application may be denied or approved with conditions. If you have no prior verifiable rental history, you will be assessed an additional fee of one (1) months deposit or asked to provide a qualified co-signer.

  • Employment Verification - Must have stable and verifiable employment or, if unemployed or retired, will be considered self-employed and must meet the guidelines for self-employment.

A Co-Signer/Guarantor and/or additional security deposit may be required in the case of one of the following:

  1. No verifiable income for full-time students;

  2. Unsatisfactory credit rating;

  3. Unverifiable rental history;

  4. Unsatisfactory Income requirements.

The Co-Signer/Guarantor must pass the same application and screening process, pay appropriate application fee, meet all the same requirements as the applicant and have a strong credit rating, verifiable income of at least 4.5 times the rent and their own rent or mortgage payment

DASH Property Investments does business in accordance with the Federal Fair Housing Law (The Fair Housing Amendments Act of 1988). Agents understand that it is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status, or National Origin. This applies in the sale or rental of housing or residential lots. It also applies to advertising, the sale or rental of housing and the financing or appraisal process. In addition, blockbusting is illegal. To assure residents or buyers that we don’t discriminate, we display Equal Housing Opportunity posters in our office and have its logo printed on our application.

*By submitting this application, applicant(s) acknowledge(s) and accepts the application will be approved or rejected on the basis of the information above. Falsification of any information on the lease application, provided documentation, or incomplete documentation will result in a decline of the application. Applicant(s) also agree(s) to submit all documents necessary to complete the application within 72 hours of the application date. All information must be verifiable. Failure to provide the documentation will result in a declined application and forfeit of all fees paid to reserve the property.
