To ensure a comfortable and enjoyable stay for all guests, please review the following policies before submitting a booking request. These guidelines help protect the cottage and create a relaxing experience for everyone.
Check-In
Check-in time begins at 3:00 PM
Minimum check-in age: 25 years old
Check-Out
Check-out is required before 11:00 AM
Early check-in or late check-out may be available upon request but cannot be guaranteed.
The cottage is intended for registered guests only
Maximum occupancy of four overnight guests
Children are welcome
Please include the total number of guests when submitting your booking inquiry.
Pets are not permitted on the property
This policy helps protect guests with allergies and maintain the condition of the cottage.
Events, parties, and large gatherings are not allowed
This is a quiet, residential area. We ask all guests to respect the peaceful nature of the neighborhood and the waterfront setting.
Smoking is not permitted inside the cottage or on the property
This includes cigarettes, cigars, vaping, and e-cigarettes.
Please be respectful of neighbors and the surrounding area
Quiet hours are typically observed in the evening and early morning
Outdoor activities such as fires and music should be kept at reasonable levels.
The fire pit may be used weather permitting
Fires must be fully extinguished when not attended
Local fire restrictions must be followed
Please use outdoor amenities responsibly.
Use of the dock and paddle boards is at the guest’s own risk
Children must be supervised at all times near the water
Life jackets are recommended for all water activities
Guests are responsible for the cottage and its contents during their stay. Any damage, missing items, or excessive cleaning required may result in additional charges.
Submitting a booking inquiry does not guarantee a reservation
Reservations are confirmed only after approval by the owner and agreement on dates, rates, and policies
Cancellations must be submitted in writing via email.
More than 30 days before check-in:
Full refund of payments made, minus any non-refundable processing fees (if applicable)
15–30 days before check-in:
50% refund of payments made
14 days or less before check-in:
No refund
No refunds are provided for early departure, late arrival, weather conditions, or personal circumstances.
Maine weather can be unpredictable. No refunds will be issued for weather-related events, including storms or power outages, unless access to the property is legally restricted.
