These Terms & Conditions (“Agreement”) govern the booking and stay at Rafael’s Private Villa (“Villa”, “we”, “us”, or “our”). By making a booking and paying the required deposit, you (“Guest”, “you”) agree to comply with these terms.
1. Booking & Deposit
To confirm a reservation, a downpayment of 50% of the total booking amount is required.
The balance (remaining 50%) must be settled on arrival.
Your reservation is only confirmed when we receive the downpayment and send you a confirmation (via message).
2. Cancellation & Refund Policy
We understand plans can change, but to manage bookings efficiently, we apply the following cancellation policy:
Time of Cancellation: 20 days or more before booked date
Refund / Penalty: 50% of total booking amount refunded (i.e. we retain 50%)
Time of Cancellation: Within 14 days before booked date (i.e. less than 14 days)
Refund / Penalty: Non-refundable (no refund)
Time of Cancellation: No-show / cancellation on the check-in date
Refund / Penalty: No refund
Notes & Additional Conditions:
The downpayment is considered part of the total booking amount. When you cancel per the above schedule, refund is calculated from the total.
If cancellation is made 20 days or more before the reserved date, we will refund 50% of the previous payment (Downpayment Fee).
If cancellation is made within 14 days of the booking date, no refund will be given.
In the event of no-show, or early departure, full payment for the entire reserved stay is forfeited (no refunds or credits).
Refunds will be processed within 7 business days after cancellation confirmation.
3. Changes to Reservation
Change of dates or extension is subject to availability.
Changes made before booking date may be permitted depend on the availability of the room / resort.
Changes made less than 24hrs before booked date may be treated as cancellation + new booking, thus subject to non-refundable rules.
4. Capacity & Extra Bed
The Villa’s fixed rooms accommodate up to 25 persons total (including extra beds).
Extra beds are allowed, will apply as per Villa policy.
Exceeding the maximum capacity without prior arrangement is not allowed, and may lead to refusal of stay or additional charges.
5. Payment Methods
Payments (downpayment or full balance) may be made via bank transfer / GCash.
Guest is responsible for any bank or transaction fees incurred.
Confirmation of payment must be evidenced (e.g. screenshot, transaction reference) before the booking is finalized.

Check-out time: 12:00 NN the following day

Early check-in is subject to availability.
7. House Rules & Conduct
Guests agree to comply with all villa house rules, including quiet hours, smoking policies, proper use of amenities, and other guidelines outlined in our Important Reminders page: Important Reminders – https://sites.google.com/view/rafaels-private-villa/reminders
Guests are responsible for cleaning up after pets and covering damages caused by them.
The guest is responsible for any damage, loss, or breakage of villa property caused by negligence; repair or replacement costs will be charged.
The villa is a private accommodation; parties or events not disclosed in the booking are not allowed unless approved in advance.
The villa reserves the right to refuse entry or evict guests behaving in a disruptive, unsafe, or illegal manner with no refund.
8. Cleaning & Maintenance Fees
A general cleaning fee is included in the booking.
Excessive cleaning due to misuse (spilled food/drinks, stains, decorations, etc.) will incur additional charges.
Guests will be billed for any damages, lost items, or repairs needed due to negligence.
9. Use of Amenities
Guests may enjoy all villa amenities responsibly.
Children must always be supervised by adults, especially in the pool.
Glass containers are discouraged near the pool area for safety.
10. Force Majeure / Unforeseen Events
Neither party shall be held liable for failure or delay in performance due to causes beyond their reasonable control (natural disasters, government restrictions, etc.).
In such cases, the Villa may offer to reschedule your stay or provide a credit for future use.
Refunds in such cases will be at the discretion of the Villa management.
11. Liability
The Villa shall not be liable for loss, theft, or damage to personal property of Guests during stay.
Guests assume all risks associated with use of amenities, facilities, and surroundings.
Guest is responsible for securing their valuables and adhering to safety measures.
12. Governing Law & Dispute Resolution
This Agreement shall be governed by and construed in accordance with the laws of the Philippines.
Any disputes arising from this Agreement or stay shall be resolved through mediation, negotiation in Orani, Bataan, Philippines.
13. Acceptance
By making a booking and paying the downpayment, you acknowledge that you have read, understood, and accepted these Terms & Conditions in full.
