8 PROJECT PHASES The Project from Start to Finish

PRE DESIGN STAGE This is the most important stage in every construction project. Get all considerations right from the start as much as possible. DATE GATHERING The architect will collect as much related data as possible from the client to make well thought out decisions.
SWOT ANALYSIS Strengths, Weaknesses, Opportunities, and Threats analysis for the proposal
SITE SELECTION The architect will determine the most strategical location for the site. DISCUSSION OF MATTERS A second round of data gathering will be done. Technical matters will include, the available budget that the client has for the project, timeframe and schedules, systems to be implemented in the project, personal preference, convenience of the residents and owners, and more. All these data will be used to design an architectural solution. SERVICE CONTRACT AGREEMENTDepending on the architect, the service contract agreement may be implemented in different project phases. It is a good practice to know and trust your architect first before signing the contract.

SCHEMATIC DESIGN STAGE To save up on costly revisions from technical drawings, schematic designs are first implemented. INITIAL LAYOUT OF PROPOSALS Usually architects provide a 3 dimensional presentation that shows the proposal. Sometimes architects will also present sketched out floor plans. Make sure to ask your architect to provide you an overall general presentation of the project, this will help you get on the same page with him. Remember, it is easier to make changes during the schematic stages, then to make changes later on.
REVISION OF PROPOSALSThis is the best time to call out on changes in the design solution that you disagree with. Your architect will revise what is needed, and discuss with you what should be.
APPROVAL OF SCHEME DESIGNSWhen you and your architect finally come to an agreement with the schemed design solution, the architect then coordinates with each respective engineers to start working on their part of the technical plans.

DESIGN DEVELOPMENT STAGE After the approval of the final scheme design, the architect gathers technical data and designs from the respective engineers to be implemented into the official drawings. DISCUSSION WITH ENGINEERS The architect will manage all of these works for you. From Structural, Electrical, Plumbing
TECHNICAL DRAWINGS All the necessary technical data will be summarized through the drafted plans by the architect. CONSTRUCTION SPECIFICATIONS The trusted draftsman of the architect will provide the workshop drawings, specifications, and all technical layouts that will be required in the site. PRODUCTION OF DRAWIGN SETS At least 8 sets of plans will be produced. 1 set for the zoning department, 1 set for the fire department, 1 set for the civil and parks management office, and 5 sets for the city buildings and architecture office.

CONSTRUCTION DOCUMENT STAGE All signatories are required to sign the complete sets of drawings that will then be submitted the building officials.
SIGNING OF DOCUMENTATION The owner, architect, and engineers have to sign the prepared set of plans. All signatories from the technical department assume a 15 years civil liability to the project.

BUILDING PERMIT PROCESSING Local building officials will check each plan, comment on them, then approve them. PROCESSING OF BUILDING PERMIT At this stage all you have to do is to wait. You may only do site clearing and other preparations for construction in your project. Any excavation works or major progress done in your site may acquire penalties. REVISION OF COMMENTS Any declining comments made on the drawings must me revised before the construction begins. APPROVAL OF BUILDING PERMIT A billboard is then posted in front of the site with the building permit number. All the plans are immediately given to the contractors/builders to start the construction.

BIDDING AND NEGOTIATION STAGE The architect will host and administer the selection of construction contractors. This is optional, the architect himself can provide the construction services if he desires.
COMPETITION ADMINISTRATION The architect will be in charge for running the advertisements to invite bidders for the construction project. SELECTION OF CONTRACTORS A criteria of quality and competitive pricing will be observed from the bidders, and finally the best bidder will win the contract. HIRING OF SITE SUPERVISORS Additional site supervisors, such as site engineers or junior architects is a good investment, they will keep the good quality of the work and provide supervision and documentation.

CONSTRUCTION STAGE Once everything is planned and laid out correctly and all official requirements are set in place, everything should go smoothly. SITE CLEARING You first have to clear out the site to make the necessary benchmarks and levelling. PRE CONSTRUCTION A temporary site barracks and warehouse is built to house the construction workers and to store the site materials needed for the construction. CONSTRUCTION Your project then begins. Your architect is mandated to visit the project in regular intervals, to make sure that his drafted plans are being implemented properly. CHANGE ORDER Any changes in the original plans must be documented and added to the contract.

MAINTENANCE STAGE For big projects a maintenance administration from the developers is usually availed. PROJECT ADMINISTRATION Buildings usually depreciate over a period of time. The best people to call to come and fix your leaking roof are the same people who built it, the original developers of the building know all the ins and outs of their work.
