The proposed development focuses on the renewal of 29-33 Princess Victoria Street in Clifton, a historically rich and vibrant area of Bristol. The existing building contains a restaurant and café at ground level, with student accommodation above.
The project aims to enhance the building while respecting its architectural heritage, providing additional high-quality student accommodation. The proposal includes refurbishing the rear elevation and adding a mansard roof extension to create 11 studio apartments, while the existing courtyard storage space will be converted into 6 more.
In total, the development will introduce 17 new student studios while keeping the ground-floor commercial uses unchanged. It also includes new landscaping, featuring green spaces and a 'living wall', making better use of the site, providing needed facilities, and complementing the area’s character.
Public consultation took place in February/March 2025. Following feedback from stakeholders, neighbours and members of public, the project team reviewed the proposals and have now submitted a full planning application and an application for Listed Building Consent to Bristol City Council. Project aims
29-33 Princess Victoria Street is located in the heart of Clifton Village, within the Clifton and Hotwells Conservation Area. The Grade II listed building, constructed in the early 1900s in the Edwardian Baroque style, contributes to the area’s rich architectural character. The site sits on a pedestrian-friendly street with restricted vehicle access between 11am and 5pm, which promotes a quieter and more community-centred environment. The permanent pedestrianisation of the street has also improved cycling and walking access, promoting a healthier environment with fewer cars and reduced pollution.
The location benefits from good public transport links, with regular bus services connecting the area to central Bristol. Clifton Down railway station and the University of Bristol are both within walking distance. Its location and connectivity make it a viable option for student accommodation.
