The following financial report has been provided to help summarize operating expenses for the facility for the 2023 year. With 19 members last years plus the additional money received from guest fees and additional donations (Thank you!), there was a total net year deficit of $856.02.
As of 2024 we currently have 17 members that have signed up. (Thanks to everyone who became a member this year! 👏) With an increase of membership to $400 we currently have an operating budget of $6,800.00. The operating expenses are projected to be a minimum of $8,643.00 which leaves us with an expected deficit of $1,843 completely depleting all money in the account and putting us in the red. This is would not include any maintenance or repairs that could potentially occur.
Please help support your local recreation association. We need your support!

Poole Creek Forest Community Facility Fundraiser 07/27/2024 - Bubble Party
Thanks to everyone in the community who helped attend and support our Poole Creek Forest Community Facility Fundraiser on Saturday July 27th. The event was filled with activities such as the best cannon ball contest and of course, the bubble party. There were lots of food, snacks, drinks, and candies to enjoy. Thanks to your efforts we were able to raise: $622.45 to help support our community recreational area. Hope to see you all next year for our next Bubble Party. Thank You.
Thanks to everyone who came out to support our fundraiser event and enjoy an evening of music from some of our local talent. Thanks to your help we were able to raise a total of $725 towards maintaining our community area. Also special thanks to the volunteers who helped in setting up, helping out during the event, and in the clean up efforts after the event. We appreciate everyone's hard work and generous spirit. We look forward to hosting more live events in the future and look forward to seeing you all there in the future. Please feel free to share your photos and feed back with us.

Following up on a suggestion that was presented at the Neighborhood meeting, it was asked that if support for maintaining the pool and tennis areas dropped to a level that it could no longer be maintained, could the property could be rezoned residential to allow the building of additional homes in the community? This question was presented to Loredana Stoica, who works at the Planning and Development Department at One Justice Square in Lawrenceville. Speaking about the the lot on which the common area currently sits, she mentioned : "This lot is currently designated as a Recreational Area within the subdivision, and as such, residential development is not allowed. Subdivision developments are governed by specific standards, one of which includes the requirement for open spaces, such as recreational areas, to be preserved for the benefit of homeowners.
Over time, homeowners associations (HOAs) dissolve, these recreational areas often become available for sale. New buyers may see this as a valuable opportunity, but in reality, it’s not.
To convert a recreational area to a residential lot, the property owner must obtain the signatures of all homeowners within the subdivision. Given the complexity of this process, we strongly recommend consulting with legal professionals. Once the signatures are collected, the subdivision will need to be replated to officially remove the recreational area designation. However, when the replat comes in for review, current subdivision standards require that at least 10% of the original recreational area be preserved.
Also, upon further investigation this lot has floodplain on both sides. We have development ordinances that prohibits residential construction in floodplain areas. The surrounding area, including a vacant lot behind the rec area, is affected by the floodplain, as well as a sewer pipe running through it. Additionally, the Yellow River running through the property imposes a 75-foot buffer on both sides, further limiting development opportunities.
In conclusion, there is a slim possibility for future development, but it would be a highly complex, lengthy, and costly process. The primary barrier remains the need for homeowner signatures, and there is always the risk of encountering one homeowner who is unresponsive or unwilling to sign."

State of Finances: Recapping some points from the Neighborhood Meeting on October 27th, our starting balance was $1,376 for 2024. We had 20 members that signed up last year. This along with the two fund raising events helped to bring in a total of $9,723 for total funds of $11,099. Total costs for the year amounted to 8874 which leaves a starting balance of $2,225 for 2025. Thanks to all our members who signed up last year, to those that volunteered their time to help out and to all those that attended our events to help support your neighborhood recreational association.
Board Changes: We are sorry to hear that two of our board members have stepped down. Louse Crumbly and Donna Buttler. We thank them for all the support they have provided to the community these past few years and wish them well as they move onto new chapters of their lives. This opens up positions to those that would like to volunteer in helping their community. If you are interested, please speak with Jeff Killion. Thank you.
Crossroads: We continue to reach out to the community for your support to maintain the pool and tennis facilities. Can you become a member this year? Your support will help to keep the facilities open and operating. Without the communities support, we will not be able to keep the facilities open. Today is the last day the pool will be open before it closes for the season. Feel free to come down and cool off. If we don't see you today, then we hope that you have enjoyed cooling off at the pool this summer.
Although the pool is set to close for the season, the fun is not over yet. We hope that you will come out and join us for more events planned for the fall season.
Music Schedule for Saturday, August 24 at the pool:
Solo artist Michael will be playing from 5:00 to 5:30pm.
followed by 5 o"clock shadow from 5:45 to 6:30pm.
The band BoomerX will be between the hours of 6:45 to 8:45 pm.
All are welcome!
This is a fundraiser event concert to raise money for the pool and tennis grounds, so it is a paid event.
The cost is $20 per person 18 and up, $10 for young adults 13 to 17 years of age, 12 and under are free accompanied by their adults/parents. (Under 17 must be accompanied by adult)
Concession stand will be open providing drinks and food for sale.
Please bring your chairs, your coolers, blankets etc to have fun under the stars and listen to some good ole rock and roll. (*No glass bottles or glass containers will be permitted.)
Pease bring; cash, check, or money order, try to bring exact change if possible, all proceeds go to supporting our nonprofit HOA Poole Creek forest recreation.

As a community, we can all find opportunities to help one another in many ways. It can be as simple as sharing some of the things you grow in your garden with others. Maybe volunteer to help a neighbor paint or fix something in their home. Volunteer to clean up trash around a neighborhood. Create a mural that depicts values of your community. Set up fund raising event to benefit a cause in your community. Even lending your voice in sharing ideas that you feel would benefit the community. Have something you would like to share?
