Residential Foundation Integrity

If you have a wet basement then pay attention because it could be serious. Moisture in the basement indicates a variety of problems ranging from a leaky pipe to water seeping through foundation cracks. It can lead to mold wood rot and infestations all of which are unpleasant and costly to fix. Wet basement issues can lead to things ranging from an inconvenience to furniture and appliance damage on up to structural damage.

This is one of those problems that tends to get swept under the rug. Out of sight out of mind is not an excuse for neglect here. If you have never looked closely at your basement before this now is the time. If you suspect unusual moisture in your basement then you need to take a closer look at it.

Typical Problems

Yard slope drainage must be calculated to move water away from the home. If that is the problem then sewer pipes need to be recalculated to drain water away from the home and into the sewers.

Rain gutters can be another culprit if downspouts are not positioned properly or the gutters are clogged. If water can pool around the foundation walls the pressure can crack it leading to leaks into the basement. Cracks develop and water seeps in.

Another problem occurs when the home is built on a high-water table. A deep basement could be flirting with the local water table heavy rains could raise the water table or underground springs could be a factor.

Determine if it is Leakage or Condensation

You should try to figure out if your problem is a water leak or if its just condensation. Condensation is a function of warm temperatures colliding with cooler pipes walls and floors.

Proactive Measures

Clean your gutters every year to make sure they can handle the rain. Check your downspouts to make sure they are positioned correctly allowing water to drain into sewers lines. Place a rock or cement block at the end of the downspouts to prevent soil erosion.

If you find condensation buy a good dehumidifier to lower the humidity in your basement. Attach a drain hose to the unit so you dont have to empty the water it collects. Close doors and windows in the basement. Opened doors and windows allow extra humidity to enter your basement causing condensation and your dehumidifier will also run less.

Waterproof Paint

Waterproofing sealants are another layer of protection for a finished basement. This can repel minor moisture on the floors and walls. Read manufacturers instructions before committing to any specific product.

When to Call a Professional

Many local contractors specialize in wet basement solutions. Methods can include slope excavation installing new perimeter drains new rain gutters or possibly even renovations to strengthen the foundation walls. It should be obvious now that awareness of your basements condition is critical to your homes integrity. If you live in an area with any degree of rainfall then getting familiar with your homes structural integrity (especially the foundation) is vital to your pocket book and peace of mind.
