2 - storm water retention ponds
Swales & ditches along all property lines

The officers' and directors of the Perkins Estates Property Owners' Association are elected and serve in a volunteer capacity to oversee and maintain community property including storm containment measures (ponds, swales, & ditches), and a small community gathering lot. This includes keeping insurance up-to-date, maintenance of the ponds and ditches, performing required inspections, renewal of the storm water permit, paying taxes on shared property, negotiations with city and county officials to clear ditches that our system feeds, and other services to the community. Many officers and directors volunteer considerable amounts of time to clear and maintain properties along the ponds and ditches to include mowing, weeding, trash pickup, landscaping, and more. The services serve the interest of current and future owners.
Community Cleanup and Cookout:
1st Saturday in May - Community cleanup day to gather litter and clean up common grounds. Following the cleaning, the association provides meat and limited supplies, community members are encouraged to bring a side dish. Specific location and times announced by flyer.
Annual Meeting:
1st Saturday in November - The proposed budget and dues for the coming year are discussed in addition to any issues of concern brought by the officers and directors or members that attend the meeting. In an election year, voting is also conducted. Specific location and times announced by flyer.
There are MANY things individual property owners can do to reduce future maintenance, keep dues low, and minimize the impacts of water within the development and on our neighbors:
Help maintain drainage areas.
Maintain a buffer zone along the edges of the ponds. Plants along the edges of the pond should NOT be mowed down or sprayed with herbicides. Allow them to grow between knee & hip height.
Mow the grass on the portions of ditches and swales immediately beside your respective property
Remove woody plants & invasive weeds.
Clear trash and debris regularly.
Use measures to REDUCE the amount of water displaced by your property during a storm such as:
Rain barrels
Plant trees, bushes, and other plants that help reduce erosion and absorb water that would otherwise be displaced
Practice good property hygiene to reduce debris that when displaced would clog storm drainage routes:
Secure items on the property (especially before high winds)
Use trash bags (to prevent blowing trash on pickup day)
Pick up litter in your yard when you see it (even if it wasn't yours) otherwise it will eventually end up in the storm water measures and be more difficult to remove
Help out your neighbors!!! If you notice a neighbor is having difficulty maintaining these areas or could just use a helping hand, lend it. This both helps our environment and strengthens community ties that make this a great place to live.

President:
Welcome to a country setting in the city! Perkins Estates is located at the edge of city limits and is bordered by several farms. The officers and directors of the association try to minimize the “Green Acres” situations, but occasionally one happens. Enjoy the distraction, but contact police if you have concerns. Our goal is to keep community stormwater controlled to state, county and city guidelines. An immense task starting from scratch, and I’m proud to say everyone stepped up to meet the challenge. There will be ongoing issues with the ponds, swales and ditches all of us as residents, are tasked to maintain. Please contact us for any concerns or check out the operation and records we have established for you. See you in the neighborhood!

As a board member of Perkins Estates HOA, I encourage all residents to take part in keeping the neighborhood beautiful and the HOA dues at a minimum. This can only be accomplished with all the neighbors doing their part. The ponds and ditches must stay clear of trash and debris.

Trash: Use trash bags to reduce litter blown into the pond and other properties
Recycling: Plastic#1, #2 , Aluminum, Steel, Tin, Glass (bottles & jars), Cardboard, Papers (various) - separate items and remove most residual food. For more guidelines and prohibited items, click here.
Bring cans in from road as soon as possible
County Convenience Centers: Can be used to dispose of trash more frequently, if needed, or for additional types of large item disposals and recycling. For more detail, click here.
