Peaceful Palms currently meets the Requirements for FLUM = the property is within Residential High (RH) or mixed use (MU) FLUM
Next - Peaceful Palms needs to meet the Assessed Value Criteria for the Weekly Rental Application - it’s evaluated yearly (has not been released yet for next year, it will be updated on the website when released). 2023 Assessed Value was $582,600 = this value is based on 600% of the 2023 median adjusted gross annual income for households within Monroe County of $97,100, utilizing the 2023 Monroe County Property Appraiser total assessed values (see ordinance 16-18).
Around the 3rd week of August, proposed taxes will be sent out - they will have the assessed value - last year the assessed value needed to be $582,600, each year that number is adjusted.
The certified taxes will be sent out in October. Once the certified taxes are completed and received, you can then submit your application to the village to apply for weekly vacation rentals. Application is on the village website (vacation rental application license).
There are numerous things that must be completed to get the license - if you go to the village website there is an application (vacation rental application license) that gives you all the details and requirements. You can start all the licensing requirements before the certified taxes are received, it takes time. Review the requirements on the website where it gives you the application with all the details such as a business license, DBPR, a tourist's license, and several other things. Once all of that is completed and approved, and the certified taxes are received with the assessed value sometime in October, you can then apply for the weekly vacation rentals with the village which can then take approximately 3-4 weeks to get approved.
The current amount the village charges per calendar year for weekly vacation rentals is $1,325. If you register for weekly vacation rentals in 2024 you will need to repay and apply again for 2025, it’s paid each year.
If you have hired a vacation rental management company they may do this for you or may help you with the process.
