About Old School Commons
Old School Commons (OSC) is a three building, 81-unit complex housing both residential and commercial units. It consists of two former schools- Hawley Elementary, and D.A. Sullivan Junior High, which encompasses the Sheehan building. The complex was converted to commercial and residential condos in 2003. OSC is located in the heart of downtown Northampton, and its shops and restaurants are within easy walking distance. It is one of Northampton’s premier condominium communities.
OSC is located in the heart of downtown Northampton, often referred to as “Paradise City.” Cultural events, restaurants, and biking trails abound within walking distance.

The operation of the OSC Trust is governed by a dedicated volunteer Board of Trustees. The five Trustees are elected on a staggered basis by the community. Elections are held at the annual owners meeting in March. The Board is charged with specific responsibilities and duties as outlined in the Association’s Master Deed, Articles of Trust and Bylaws. The Board is responsible for overseeing the daily functions and financial responsibilities of the association and for ensuring members’ compliance with the governing documents as well as the rules and regulations. Meetings
All who live and work here are invited to attend the Board meetings and to participate fully in community affairs. Owners may address the Board during the Owners Forum portion of the Board meeting. With permission, tenants (renters) may also address the Board. In addition, Committee meetings are open to the OSC community. At the current time, most OSC Board meetings are conducted via Zoom.

Property Management Company (KPM)

Gate Entrance and Parking
Parking at OSC is by permit only, except as noted on signs. Permits can be obtained from KPM.
Snow Parking
The Board of Trustees, along with KPM, has developed a comprehensive parking policy to aid with snow removal in the parking lots. Complete clearing of the lots is essential for safety and preservation of parking spaces.
Trash
The OSC trash policy can be found on the KPM website. The trash and recycling bins are for the sole use of OSC owners and tenants. It is imperative to separate trash from recyclables, to break down boxes and never ever to leave anything outside of the bins, including furniture and other large items. Close dumpster doors after depositing trash. The trash area is under video surveillance and fines are assessed for violation of the rules.
Locks
Northeast Security Locksmith, 413-732-8748, is the only authorized locksmith serving OSC. Contact them to duplicate or replace unit keys. If you must replace a lock, it is mandatory to provide KPM with a copy of the key.
Pets
OSC has a one pet policy and welcomes cats, dogs, fish and birds provided certain conditions are met. Tenants may own pets after one year of residence, in good standing, and only with written permission by the board of Trustees to the Unit Owner. All four-legged pets shall be registered with the Property Manager. Find the form on the management website.
Contractors
For major jobs inside of condos, contractors must be licensed and insured. See the management website for Contractor Conditions.

As a member of the OSC community, you are invited to offer your skills and ideas to the Board of Trustees and the various volunteer committees. Over the coming months we look forward to meeting you, whether at the mailboxes, the laundry room in Hawley, a Board or Committee meeting or at an event sponsored by the OSC Social Committee.
