Dear OGT Strata Members,
As some may know there was a flood at OGT yesterday caused by a frozen line in the property. The flood has affected both the source unit and the neighbouring property. This highlights the importance of owners ensuring their property is being checked both if you are living at the unit full time or if you're away.

Regardless if your unit is occupied or not when the temperatures drop below minus 15 you should be making sure your garage heat is still working. Ensure the heat is not covered by other articles; the heat needs to be able to circulate around the pipes.
Run water lines to ensure you don't have frozen pipes.
In the townhomes the entrance level to the middle units is always cold. Add a portable heater and keep it running.
Hose bibs need to be disconnected; even if you have shut off the water to the hose, if a hose is connected it will hold a small amount of water in the line.
As the temperatures warm up; everyone should be on high alert as this is when a break will happen. Know where your main water line shut off is located.
If you hear your smoke alarm going off, know that the units are linked together to detect water flow in the fire suppression system. The alarm may be sounding due to a break in a fire suppression line in another unit.
If there is a break; get the water turned off and push as much water as possible out of the home. This will help mitigate some of the damage.
Humidity will be an issue as the weather warms up; moisture sitting on window ledges will cause the wood to warp. Blinds should be slightly lifted and water mopped up.
Unfortunately we can't think of every situation which may come up. The situation may change depending on a factor and it's impossible to provide every possibility.

Dear OGT Strata Members,
I hope this email finds you well and ready to celebrate the New Year. I am writing to inform you about an upcoming initiative aimed at ensuring the health and safety of all residents within the strata community.
From January 1 to March 31, the strata will be conducting radon testing in each unit. Radon is a naturally occurring radioactive gas that can accumulate in enclosed spaces and may pose health risks. To assess and address any potential radon concerns within the building, we will be installing small testing devices (approximately 2 inches square) in the living areas of each unit.
Please be advised that these devices must remain untouched for the entire three-month testing period. I kindly request your cooperation in not moving, tampering with, or covering the testing equipment during this time. This is crucial to obtaining accurate and reliable results that will help us make informed decisions regarding the health and safety of our community.
The strata has taken the initiative to form a Radon Advisory Committee to manage this process on an ongoing basis; the first step is to conduct this testing for the benefit of everyone's well-being. Radon exposure has been linked to respiratory issues and other health concerns, and by proactively addressing this potential issue, we aim to create a safer living environment for all residents.
I understand that this may cause some inconvenience, but your cooperation is essential to the success of this health and safety initiative. The information gathered from the radon testing will provide council with the necessary information to determine what steps may need to be taken in the future.
The Radon monitors will be distributed this coming Friday December 29, 2023. If you have any questions or concerns regarding the radon testing process, please do not hesitate to reach out to the strata management team at [Helen@firstlandmark.ca]. If you are interested in joining the Radon Advisory Committee, we are looking for volunteers. Hello everyone!
Summer is upon us and as we get outside more we are becoming more aware of the condition of the landscaping at OGT.
We have formed a new Landscaping Committee that will assess the grounds and make plans for the future needs of OGT. Interested in joining the committee? Contact tanyafleck@outlook.com.
Our first task is to organize a Volunteer Landscape Project, which will take place June 5, starting at 9:30am! This will include clean up and removal of dead landscaping and an overall refresh! There will be no shovels in the grounds due to irrigation. We will try to do as much as we can to save our struggling landscaping and then identify areas that require replacement. Please join us in the parking lot at 9:30am with your gloves, rakes, etc!
An initial walk through has been done and some items will be removed and/or replaced by a landscaper shortly.
You may have noticed the barberries along Longspoon Drive behind the townhomes suffered this year. In an effort to try to save them we are pruning them back quite low. While it is not attractive now, it will hopefully rebound quite nicely in a month or two.
Many people may want to get outside and refresh their space now! While we love that you want to beautify OGT, please contact Helen and request permission to do make changes to the common property to ensure we did not already have the wheels in motion for that area.

I hope everyone is well and enjoyed the Easter break. BTE will be working within the complex for the next couple of weeks to complete some of the matrix items including:
· The patio columns located at the back of the condo units.
· Handrail adjustments on the condo units.
· Stair replacement on building 4 and 6.
Please ensure all lights, plants and decorative items are removed from building 1, 2, 4 and 6 to ensure the contractor has clear access to the area. Thank you.

Dear Fellow Residents ,
Well whether you are somewhere in the warm south or right here in OGT, I hope you are making the most of every day now that we are all free and clear of previous years many COVID restrictions!
In this short note Council and I would like to draw your attention to the Feb 13/23 (6pm PT via Zoom) Council Meeting which we are encouraging everyone to attend virtually.
We are dubbing this meeting our “Mid-Term Review” given we will be 6 months into our term as your 2022-2023 Council!
While Helen will be sending out the Agenda and Zoom link for this meeting well ahead of time I can tell you we have much to show you and to report on.
As a sneak preview I will say our very own brand new OGT Website has tons of useful information that you will want to have a good look at ahead of the meeting, in particular click on the tab: Maintenance & Buildings - Maintenance Matrix, then click on anyone of the line items (in blue) to see more details including pictures and scope of work.
If you’re not signed in to the site all you need is to have a Gmail address and advise Luiz Araujo our Webmaster who will provide you access. If you need a helping hand Luiz can assist you in creating a Gmail address, just let us know.

The warmer weather is on its way; however this is the time to be most vigilant as any pipes which have frozen will thaw and break. Make sure you know the location of your main water shut off. If there is a break, turn off the main water supply, push as much of the water out of the property as possible; a broom works well and cleans up water wherever you can.
We are also going to have perfect ice damming conditions over the next week. Please pay attention to what is happening around the building; if you see water coming into the property please inform our office.
The emergency phone number for First Landmark is 250-275-1393. An emergency is a main water line break or fire. Please respect that Christmas Day is a day for my children; don't call unless its an emergency.
