Strata members planning to make changes to their strata lot, must know when they are required to seek council approval. In addition to the changes that affect the external appearance of the building or common property or that affect the structure or safety of the building, any changes to the items that the strata corporation is required to insure may also require council approval.
Examples of items that the strata corporation is typically required to insure may include:
Flooring
Electrical wiring and fixtures
Plumbing and pipes
Walls and ceilings
In order to ensure that your changes are in compliance with the strata bylaws and any relevant legislation, it's important to consult your strata plan, by-laws, and any other relevant documents to determine whether council approval is required. If you are unsure about whether your proposed changes require council approval, submit your request to the strata manager.
