Staff Recommendations:
The applicant/owner is requesting approval to retain the partial demolition of the roof structure to accommodate a rear gable roof over the main floor and a second-floor camelback addition. On August 20, 2026, an structural renovation permit was submitted. During the HDLC staff review of the proposed renovation, staff discovered that the partial demolition of roof and exterior wall structure had already been completed.
The proposed demolition of 58% of the roof structure would have required Commission review. HDLC staff would have recommended approval because the proposed work is setback at least two original rooms from the front wall of the building. The extent of demolition of the exterior wall structure and primary facade falls within the allowable limits set by the HDLC Design Guidelines.
Case History:
08/24/26: HDLC staff observed that demolition of the roof structure was complete when photographs were taken for this report. The same afternoon, the owner alerted the HDLC deputy director that the contractor had started work prematurely.
08/20/26: Owner applied for a structural renovation permit for a camelback addition. HDLC review began and the proposed work was tentatively placed on the Commission agenda because the demolition likely exceeded the thresholds established by the Design Guidelines.
06/15/26: Building permit issued for non-structural renovation. The work was described as an interior renovation, including the kitchen and bathrooms, and the repair of damaged siding and windows, as needed.
05/07/26: Owner applied for a non-structural renovation permit. HDLC review was not required because the scope of work did not include any exterior demolition.
