Description: New construction of a two-story, two-family residential building on a vacant lot.
Context drawings are necessary for formal review.
The window sizing and placement should be regularized. All header heights should match.
There should be more openings toward the front of the house on both side elevations.
The porch depth of 4’ is too shallow.
Base flood measurements should be included.
The full concrete driveway may only be parking strips or permeable pavers.
The columns on the porch should be rectangular and not square. 6x8 columns (with the 8” side running parallel to the street) should be used.
The configuration of Hardie board siding is not called out. (What style of siding is being proposed?)
The mechanical units in the rear overlap a window. They should move to the right side of the rear wall, where there are no windows.
It seems like a strange condition to have living space overhanging the porch.
The overhang condition should match between the front and back portions of the building. The overhangs on the front portion of the building are too deep.
If you choose not to use overhangs, gutters and downspouts should be added.
The trim on the sides of the front gable should continue down to meet the trim board on the bottom.
The trim above the windows is too large in proportion. The trim should be very simple and about half the width.
The setback from the street may be too great. The front of the house should align with others on the block.
