District: Carrollton - Full Control
Owner: McDmd LLC
HDLC Staff: Jesse Stephenson
Rating: Unrated
Applicant: Mark S Chaney
Permit #: 23-27509-HDLC
Description: New construction of a 2,454 SF, one-story, commercial building on a vacant lot.
Previous ARC & Commission Actions:
10/17/23: ARC voted to defer the application. The ARC agreed that:
The building doesn’t read as a commercial building and could better accommodate the program by revisions to make the building seem more commercial in style.
The applicant should explore the historic of commercial buildings on the S Carrollton, Magazine and Oak Street corridors for inspiration.
The applicant should meet with Staff prior to the next ARC meeting.
After the last ARC meeting the applicant met with HDLC Staff. A more contemporary solution was explored using a flat front design. The left front massing moved forward on to the previous iteration's porch. More commercial style plate glass windows and a false front were also used. Ultimately with the length of the building and the high visibility of the right side elevation Staff did not think it would be a successful solution.
The next iteration went back to a more historic language to the building. The building at 2400 St. Claude was used as a precedent for the language and Craftsman detailing. Staff suggested that the Craftsman detailing was more relevant to the overall Carrollton neighborhood context rather than creating another box on the 1400 block of Carrollton.
