Description: New construction of a 11,545 SF three-story, single-family residential building on a vacant lot.
Previous ARC Recommendations:
05/16/23: The ARC voted to defer the application for further review. The ARC made the following recommendations:
The porch is a bit shallow for the scale of the house. It was recommended that a 12’ depth or similar would be more appropriate.
The first and second floor entry doors seem out of sync with the other architectural vocabulary. They felt that they should be a bit grander to reflect aspects of the rest of the design.
They would like to see examples of one-story side bays included in similar architectural styles. They were unsure how they felt about a one-story versus a two-story bay but were open to persuasion.
The proportions of the porte cochere are too wide. They’d like to see the width reduced.
The three-story bump up is too narrow. It should be brought forward toward St. Charles to align with the roof leader.
The third-story parapet should extend to the height of the elevator override. They believe making the third story wider and taller will lend itself better toward unity of massing and proportions.
The pool equipment bump out at the rear needs to appear as a more integrated design or to be separated from the main building as an accessory structure.
The parapet height on the second story should be raised to be more in line with the building’s proportions and help to obscure solar panels.
