Description: New construction of a 4,000 SF, three-story, single-family residential building on a vacant lot.

Previous ARC Recommendations:

04/21/26: The ARC voted to defer this application for additional review.  The ARC made the following recommendations: 

• The overall massing of the building appears too tall for the surrounding streetscape. 

• Lower the base floor level to align with 1319 Saint Philip Street; the porch height should match  as well. 

• Verify the base flood elevation. 

• Ensure all elevations include accurate and complete dimensions. 

• Reduce the roof pitch at the front of the building to minimize perceived massing; a steeper pitch may be appropriate toward the rear.
